Not Approved for Lease Due to Tenant Alert Report

Anyone have experience with Tenant Alert? My credit score is great, though just heard that "Tenant Alert" came up with housing court issues, though do not know if these are accurate (inquiry has started with service, though no word yet). Broker is saying that even if we put up extra rent, it won't matter. Anyone know what Tenant Alert shows that a regular credit report does not and how long do items last on this service? Also, does it just report judgments or notices, too? And, what about late rent payments and how far back does that go?

just judging by the OP's questions, sounds as if there were late rent payments and notices in the past

No, ph41, you are entirely mistaken. Merely being INVOLVED in a court case raises a red flag for some services. That is, your landlord could have provided no heat all winter, had a bed bug infestation AND sexually harrassed tenants, but if that means your name ever appeared in court case EVEN IF YOU WON HANDS DOWN, it raises a reed flag. Even if OTHER tenants sued and it became class action and you merely passibvely accepted a settlement.

THe NYT did a story on these sorts of services. They look for "trouble makers", not just people late on rent. There are all sorts of scenarios. In some cases, landlords feared, for no good reason, that perfectly good tenants might use the deposit for last months rent, and PREIMPTIVELY sued, on a ROUTINE BASIS, only to drop the cases when everything turned out ok.

Still raised a red flag with agencies like the one in TOP. Google it folks.

Not going to help if the landlord is afraid that you'll sue him.

Years ago I was late on rent (7+ years ago) - got eviction notice - paid late fees, legal fees, and rent and things were fine (so I thought). No judgment was ever awarded. Two years later (about five years ago), landord sent eviction notice out of the blue to try to get me out and turn over the apartment (it's rent stabilized) - I consulted attorneys and they advised do nothing (we contemplated suing for harassment because their notice was entirely baseless), just keep paying rent on time, and that's what I did and I never heard anything else from them (it's funny to me that a landlord would send an eviction notice, never call, never reach out in any other way, and then never follow-up - they should have to be held accountable for this, in my opinion. I understand being reported for late payments, though the fact that a landlord can just try to evict you, for no reason, and that would affect your "housing credit" (this does not show up on my big three credit reports) is just wrong.

This is a tough one, but unfortunately if you were legitimately late on rent the landlord could have filed court papers for an eviction. No landlord wants to be bothered with someone who is questionable, just as you don't want to walk through a "bad neighborhood" even if there are plenty of good people in that neighborhood.

The report iscalled first advantage saferent, a report for landlords and companies. It happened to me too, I was refused an apartment for that same reasons but I ended up finding one much much better that I truly love.

You can google them online and question the report especially if you won in court, but it might take a little while so in this market I`m sure you can find a better place!
