Are brokers required to make rental offers to landlords?

I know they are with sales, but is this true with rentals as well. We've had several experiences of late were the brokers have flatly refused to give the offers- both times at Prudential Elliman. Please only serious responses and not just snarky comments.

Not sure what you mean by required.

I don't know REBNY rules or other state rules. There are certainly fiduciary obligations as an agent. But of course sometimes silly offers aren't worth it and the silly offeror shouldn't assume that a fiduciary obligation extends to silly offers.

Finally, I'm not sure you should rely on rules or obligations. Plenty of rules are broken, frequently, with no practical recourse. Just move on.

I really believe in conveying all offers no matter the agent's or my opinion. It will only help the landlord rent the apartment(s) to see where the offers are coming in at. It is the job of an agent to work with care in respect to customers and clients in a real estate transaction. If you find you are being "stonewalled," contact the manager at the agent's main office. This could help. Or, if you are okay with working with a broker to represent you, that could be helpful to have someone be your advocate and get the deal done for you. There are some landlords paying the fee or a portion of it to save you money which we all need to do right now. Hope this helps. Good luck.
