Has anyone seen these condos? Comments? I worry about "3 BR" apts listed at less than 1100 square feet, but perhaps they have fabulous layouts (they aren't making them available on the web).

A 2-bedroom at 650 sq. ft.? Most studios are that size. The rooms must be infinitessimal......

I saw it a few weeks ago. It's a renovated prewar building. typical like old buildings with a long corridor to get to the living room. The corner of the block is St Nicholas Ave. I walked around the neighboring streets, the area was questionable. The rooms were small. the 3rd bdrm looks like it would have been the dining space.

a good building, but price too high

they didn't get the tax abatement yet, so you will pay very high RE tax every month, that's the turn off for most buyers

most of the current owners rent their units out

Taxes are pretty high. The numbers in the web site are assuming an unapproved tax abatement. You should check your listings against the city taxes to see what you'll actually be paying.

The building has heaps of unresolved issues and was hit by a massive spec. ass. to cover violations of the LL11. Not to mention the lawsuit against the builder and no reserve. Not a 'walk in the park' for the next few years, probably explained why 4 units were on sale over a 4 months period time.
