Discussion about
I am seeing some pretty nice buildings with 1 bedroom rents hovering around $3k and below? My lease is up in a few months and believe that given the continued weak employment outlook and new supply, I will get a fantastic deal. I was wondering if anyone is willing to cite any building that they think have a reasonable rent factoring in the the location and amenities? Thanks.
180 Montague Street.
Thanks. Any ideas for manhattan?
For under $3K?
No.
Just my 2 cents worth, but if you're value-minded then I think by far it's easiest if you're willing to start with fringey areas where, among the landlords, there's at least a little bit of desperation. I think they can be persuaded to take larger discounts. It's not that landlords in more prime areas won't deal -- they will, in my experience -- it's just that they seem to often still be hanging tough, month by month, watching the market carefully and deciding case by case if they want to unload a particular unit. In the areas where the landlords know, right from the start with no question, that they've got something that's a bit tougher of a sell, the process seems to be much more streamlined. (So it depends on how much free time you have to invest in looking.)
I think a lot of the Hells Kitchen buildings (think stuff that opened 5-10 years ago) are in this category. There's still a lot of new construction trying to fill up, and the stuff that's not quite glossy new is having a lot of competition.
Try this: http://www.nybits.com/apartments/map/hells_kitchen-doorman-rental-buildings_map.html
Hope this helps. Good luck.
P.S. Oh! Here’s a big P.S.: many, many of these buildings are only posting on the Web a subset of what they have available. They may just show a single 1BR on their website, but then you go visit them and they’ve got four or five they can show you. What they list depends a lot on their particular motivation. (For example, if they have too many of a certain line that they consistently have trouble filling - - think something like one of their lines has worse closets than the other - - they may advertise that one only. They could also have something cheaper that they always can easily fill and they won’t even bother putting that one online - - doesn’t need the publicity).
Last year, when the market was a little weaker, I know people who negotiated rent to about $3,000 for one bedrooms in the following buildings in Chelsea/mid-town:
The Epic (not the greatest location, but nice finishes)
Hudson Yards
London Terrace (older kitchens)
Chelsea Centro
I am not sure if landlord are as willing to wheel and deal as they were last year, but I bet you could still find something if you can go up to $3,200. It's also helpful if you're willing to take a lower floor apartment. When there's a lot of inventory, the managing agents are usually willing to negotiate to get those filled.
I'll echo anotherguy's comments and say that in our building there is a lot of latent inventory not advertised.
Here is one at the Club at Turtle Bay for $2750

west end towers & 101 archstone
matt, you're silly, try doing a search before you opine. brodsky's new WEA building (i think it's the one economistis notes) has one bedrooms as low as $2150. funny, because right below it were some harlem listing for about the same price.
that 1 bdrm looks like a pretty good deal (esp compared to the 2bdrm listed which is not )
matt, you have no idea what rentals are listed for.
kermit, the UES (east 60's) has some great 1 bedrooms for under $3000. My husband and I rent on 63rd and 2nd for $2750 and i know our building have many openings.
I agree with the previous posters. I am seeing some decent bargains in midtown west. I realize this area is not for everyone. I also realize that for the buildings past 10th ave the walk to the subway is not optimal but that said you can get a pretty new building with amenities for a reasonable price by nyc standards. E.g. the Strand, Atelier, HK505
Btw, Does anyone know what the deal is with Silver Towers? Its not a great location but has lots of amenities but my guess is that these amenities are not included or cheap.
Also, 505 West 37th - very new building- seems to have ads everywhere? not a great location, I am wondering if the rents on that building will fall signficantly..
Thank you NYCAPT1234, Do you mind if I ask what building as I am not too familiar with that area? Thank you in advance.
Silver Towers & W37th - both around the Lincoln Tunnel. It can get lound and noisy. Also, the walk from there to transportation sucks because the block is a wind tunnel. I live on 43rd now and avoid walking on 42nd, although I agree with you that the building itself is really nice. I'm also not sure if the amenities are finished in the new construction buildings...be sure to ask when you go see the apartment.
I like the WEA buildings because they provide a morning shuttle (included in rent) to Columbus Circle. Muy convenient.
ea3421- that deal is crazy..1.5 baths, balcony, 700sq ft for 2700---> great find!
east 38th street wouldn't be everyone's first choice, but this is a rose building with a decent layout, good closets and even a w/d in the unit. also $2700.

AR - looks nice but god it's small.
Financial District has some nice 1-bed for less than 3k. Try 75 wall, 200 water, even 20 exchange place though size-wise, the last one is a little tight.
kermitnyc
have you tried a proper SE search?
check off neighborhood, also check off the amenities box. click the boxes for doorman, elevator, etc.
Rentals
In All Downtown
We found 151 listings for between $2,000 and $3,000 with 1 bedroom with doorman and elevator
Information on All Downtown
cc, i don't know. it seems kind of like a standard sized one bedroom for those kinds of buildings. this one seems even smaller, but it's in a related building, and is just under $3000 (and has very good closets).
https://www.related.com/Rentals/TribecaGreen/#/AVAILABILITIES
plus related is giving two months free rent
the key question might be, what does OP consider "luxury doorman"?
kermit mentioned a few buildings, the strand, atelier, 505.
TRUTH,
Thanks. I have done many searches on streeteasy and other sites. As I dont have a lot of knowledge of other neighborhoods and the rental market, the purpose of my question was twofold- (i) by asking for "best" - I was trying to ascertain from some of the more knowledgeable people on this board where the bargains were to be had- that is price vis a vis value (value- includes great neighborhoods, amenities, proximity to public transportation) and (ii) if there are some other properties that I may have missed in my search that are not showing up on the normal websites?
Thank you and I hope that clarifies...
apt23- is that discount for all related bldgs. website says 1 month free
AR, k I only ask because I don't think some of those suggestions listed are at that "luxury" level, but I'm not 100% sure. The only real way to know is to hit the pavement.
cccharley...hope you're enjoying the new apartment...i keep looking on their website but they aren't listing any apartments..
check cccnyc.com.
Thank you everyone for your input. The multiple perspectives are appreciated.
Check out all the towers on 6th ave in the 20s. Chelsea towers has had sub $3k 1 bedrooms for a while. And we're talking about high rises with views and amenities....
kermit you should change your post to "any lux building in any quasi ghetto neighborhood i can find" you're custom made for a place like silver towers, columbus square, or the financial district. lots of bling, and not much else.
you are going to find the prices a bit stiffer as you mention moving in a few months. prime rental season
Jim- thanks for your no-value-added post. I assume you are just as useless & condescending in real life as you are on internet message boards.
Everyone else- I appreciate the time and thoughtfulness of the posts and think the array of perspectives is really helpful.
Thanks, economists, for the shout out to the West End Towers. Kermitnyc, if you just finished another one year lease (we know this is an old post), there is a 1 bedroom available in West End Towers right now for $2615. Best, Brodsky
