Hi SE community, aside from sharing this blog post on how to avoid getting burned by rental concessions (http://theapplepeeled.com/renters/how-to-avoid-a-landlord-concession-hangover/) i'm curious: - how have you renters dealt with significant rental increases in Year 2 after getting amazing deals / multiple months free rent in Year 1? - what were landlord reactions / rent increases (if any) Year 2? - how attractive are 2-3 months' free rent to you in buildings like 808 Columbus or Ohm (or in FIDI) as you consider Year 2? one other question (don't all jump on it at once *lol*): have you been able to get these concessions amortized over the term of the lease?

Honey, these are all certainly possible... but they are also possible in buildings where you *didn't* get the concessions.

The concessions don't burn you, greedy landlords do.

Of course, in this market, they can't really do this.... the place down the block will have lower rents.

Lease renewals in 2009 also came with free months, and lower rent. We'll see about 2010.

somewhereelse ... indeed, the market largely dictates prices and the concessions that need to be offered to move existing inventory.

i was just curious to see how people are considering multiple months of free rent and how they're thinking about Year 2

I got three actual months for a 26 month lease - months 2, 13, & 26, with a flat rent over the 26 months. So no worries for me until Sept 2011.

that's great, jason10006, particularly as the free months are spread out over the entire term.
