Discussion about
I am a college student looking for a studio/1BR for myself. My budge is around $3000. This is my first time getting an apartment so everything is really confusing to me. I was thinking about a no-fee rentals, and looking for a luxurious one. I have been to 133 W 22ND, and that is type of quality that I am looking for. I think that I won't be able to get a one bedroom at $3000 with that quality. So I am most likely getting an ALCOVE studio. Can anyone please recommend an apartment? I would like to live on the line of 6th AVE around the mid 20's-ish. I would really appreciate some help.
I just moved out of the Caroline building 60 W23rd street, corner of 6th ave. LOVED the building. Luxury building with concierge/doorman, huge roofdeck, game room/billards room, and NYHRC gym right in building with 50% discount. Beautiful lobby with huge crystal chandeliers (looks like a luxury hotel). Young demographic and really nice building staff. F,V train right outside the building, 1 block to R/W, 1 block to 1 train. Walkable to 6 train and E train (2 avenues).
I lived there with my boyfriend (now husband) for a year, and paid $3,000/mo for 1 BR that was ~750sq. They often host brunches for tenants on Sundays, and in summers sometimes icecream days etc. The only reason I moved out was because it was an all-rental building and we wanted to buy a place. I think you have to go through a broker, but you might try calling PanAm directly.
Best of luck!
Thank you so much for the reply! Yes, I walked by the Caroline and thought the building was very elegant. And I was actually interested in it too. I hope they have an alcove too. When you mean a broker, are you referring to places like CitiHabitat? Do they have dealership with any apartments that I want to look at or rent?
check out nybits.com
or walk up to the building you like and ask to speak to the leasing office people.
most of the "luxury" high rises on 6th avenue in the mid 20s (archstone, capitol, 777, landmark, towers, vanguard) have their own offices on site so you pay no fee.
they should all have 1br apts for around 3000 after concessions (maybe on a slightly lower floor).
yeah floor and view does not really matter to me. I just want an apartment with newly equipped kitchen, W/D, marble bathroom, hardwood floors, floor-to-ceiling windows... Am I wanting too much for $3000? Hopefully I can get an alcove studio with that quality at $3000..
I got a 1BR in Caroline for $3000. Not sure what studios go for in Caroline
When I had walked into the building at Caroline, they gave me the name of a real estate broker, saying I have to go through one. Not sure why. A year ago, a lot of management companies had concessions like paying for a brokers' fee. Might still be going on, not sure.
There is no W/D in the unit but there is a big W/D that you would never have to wait for on the 3rd floor.
Sorry big W/D section
A $3K budget alcove studio / one bedroom in Chelsea is better suited for a condo, rather than a rental building. Average ppsf will differ by a spread of $5 - $10 a sf, though you will have to incur upfront costs that are associated with condo transactions. Feel free to send me a message and i'll or one of my associates will be happy to help.
Kaibop. I just had a deal fall through(I know everyone says this....) on a 1 bedroom at Chelsea Centro, doorman, gym, roof deck etc... Large fully renovated 1 bedroom for $3200 with a free month. I think its the nicest of the buildings in this N.Chelsea corridor.(Next door to Whole Foods).

Kaibop, if you like the caroline, just keep walking north on 6th. All similar rental buildings (except for the stratus), and some have free gyms included.
The Landmark might just hit your price range with free months, its the nicest high rise of the bunch. This is a crazy amenity building with floor to ceiling windows, washer dryers, golf simulator, hot tub, etc. Just an impressive building. If you want more room for the $$, there were definitely one bedrooms at chelsea towers for under $3k. I think archstone is nice too.
Point is, a BUNCH of these rental buildings all in the same spot, so lots of inventory keeping prices low.
and most importantly, all are no fee and should have concessions (like free months).
do yourself a favor and go straight to the leasing offices of these buildings and not through a broker...
Thank you all for the help! SE rocks :)
One last question that I had was this. I am currently in a dormitory, and am going back home for the summer (i'm an international student). I was wondering what would be the best option for me. To get a 1-year contract ( I have to get 1-year contract because I don't have a citizenship, no credit blah blah) in May before I leave for break, or to get a contract starting in August when I come back from the break. Either way, I am wasting about 2 months worth of rents. But I have no choice, so I was wondering what I should do. And is it possible to sign a contract now for May or even September?

You almost definitely won't be able to sign a contract now for September. They won't even know what apartments will be available.
BTW, not sure you'd be getting a regular one year lease. You'd likely have to pay 6 or 12 months up front.
In the end, locking in a price now and paying for 3 months you won't be there won't back out. Better to rent when you need it, and if left over at end, maybe sublet.
The minimum lease term is 12 months at most buildings. You should start looking about two months prior to your anticipated move-in date. You can look sooner to get a sense of what is out there, but it is definitely too early to sign a lease for September occupancy.
There is a one bedroom at The Capitol at Chelsea for $3,125. The apartments are being renovated so you will have new kitchens, baths and wood floors.

There is a studio with dining area at Chelsea Landmark for $2,995.

Good luck with your search.
if you are moving from out of state, the most cost efficient method would be to hire movers to move you outf of your dorm, store your stuff for 2 months, then deliver them to your new place in august.
however, that requires you to be able to sign a lease about 2 months before you move.
it's hard, but not impossible. i was able to sign a lease on june 30 for an august 20 move in date andt that was back in 2008 at the height of the market.
you should be able to get something like this now too.
i would hire the movers, move out of the dorm and come crash with a friend in nyc until you find a place and sign the lease for august, then travel home for the summer.

pan am (god bless them) only shows through brokers. however, they are still paying the fee at the caroline and all of their other buildings, so no worries.

given this info you will have an extraordinarily difficult time renting from any of the above landlords. unless you pay the whole year upfront.
