Talking of fatazzes, jimnutz. If you think you can hang with me by being a $200k/yr human key turner and iCal, I wouldn't be bragging about it on a NYC re board. The only way a borker can keep up with me is by flipping $2000psf west side condos to Irish carpenters. And thosze timez' are long gone. So why are you just on the rental side? Fwiw, my attorney's broker was in on the Jeter deal and cleared $200k in one transaction. I know it sounds small, but it was a 5 way split. -shrug- didn't get into details.

Now get thee to the next iCal appt. If it's a no show, kiss their azz and say 'no apologizes needed', just par for course for a rental borker.

Its funny, my real name has actually been bandied about on this board a couple of times. I have 4 exclusive landlords with about 40 buildings where I am the only broker allowed to rent there. In addition to picking up the odd coop or condo exclusive here or there. No one rents in one of my buildings unless I approve the app and send it to the landlord for their rubber stamp. Some of the apartments are fairly expensive, buy most standards. I c0]o-broke of course, but I get paid either way. Not to mention sales exclusives. I am about as successful a real estate professional as can be. I just come here to blow off steam, and you all take it so seriously. I find it amusing that so many people that have absolutely no experience in my industry think they know so much about it.

and everyone's income depends on something. mine is pretty bulletproof. people will rent in the buildings i list. i set the rents according to market trends, and my landlords listen. some years may be fatter than others, but since i don't cost anyone money (unlike salaried employess) i have great job security.

jimmy, choices were made. i choose to live in an inexpensive but renovated and spacious rental with highish ceilings and great light and have a large house upstate and travel 6-8 weeks a a year and save a fuck of a lot of money even with all that.

you should know after all this time that calling me a name really doesn't have any effect.

i think that living within one's means is a good idea, no? and if one would like to have the retirement that we would like to have, one might want to plan? although, of course, few americans do, so feel free to scorn us for doing so. our total dti is about 12% of gross income. so i guess we're really stretching.

in terms of the names, you're a class act. do you show your wife your posts?

Living within one's means is prudent. Nobody would argue otherwise. But one shouldn't romanticize it either. The vast majority would chose an easier life-style if economics played no part.

so living within your means for you is ensuring your children live in a quasi-ghetto. good for you. saving for retirement so you can enjoy those extra luxuries is important,(and serve artisinal breads and cheeses to friends). good luck with it. hopefully your kids don't develop any addictions or bad habits between now and then from the environment you have exposed them to.

If you're actively looking in this market as a renter it's pretty clear that things are different yoy. Not sure if it lasts, but there's no doubt things are currently different.

The NYC market has had a huge psychological shift away from buying to renting. It defies common sense that this would not create an upward bias on rental prices.

I also regularly see evidence of drug use - joints lying around in ashtrays, small mirrors with razors on them from the night before....I don't see how they can market this place as a family complex at the same time as marketing it as a young persons complex. If they want to turn it into a dormitory for college students and overgrown kids then why not just designate two or three buildings for this purpose, throw up a security fence around them and have done with it"

in response to this riversider, there is renting, then there is renting. my building (or any building under control of the management company) doesn't allow walls or shares (unless as a share they can individually qualify for the apartment on their own). they are super sticky with guarantors. basically a building full or qualified singles or families. you can avoid these kinds of things so i think it renders this part of your arguement a bit irrelevant.

RS, to each their own. we have zero of those issues, have had no problems other than the washing machines (now repaired) and less than stellar landscaping, but it's great to hear that there are some disgruntled people. wow that's a surprise here.

FWIW, i'm close to 40 (not there yet) but I was "retired" since at least 25... bored so finished an Ivy MBA went into i-banking cause I wondered what the hoopla was about. So I am a coupla years ahead on the conveyor belt of life... you've got 6-8 yrs to do the following:
1) 2 kids in private school;
2) 2 $400K trust funds for said kids college education;
3) $250K worth of porsches and a Honda Odyssey;
4) $1MM cash;
5)$500K 401k/403b;
6) $7MM of commercial manhattan RE;
7) member of yacht club;
8) 30 foot sailboat;
9) Wife is the head of her medical dept;
10) will mint multiples of your $200K for eternity as I have 0 debt on my commercial properties;
11) 0 debt, just in case you had any doubts;
12) THIS IS THE BEAUTY => I AM THE BOSS, of course after my wife and kids... but those 3 are the only ppl in the world whose wishes take precedence on my time/$, not some effeminate euro trash that needs to see an apt at 3p.m on a sunday bf his flight to paris.

Jimmy Bones, I'm confused. I got this a few days ago in my email:

Here we are in a rising market, yet the listing is asking $500 less for what will (hopefully) be a June 1 or July 1 start date as compared to last year's dead-of-winter March 1 start date. I'm not good with math, but that seems like a 5% drop to me. Meanwhile, we've had 3% inflation according to CPI since then.

WTF is going on? Can you explain?

Maybe you should take the listing and price it higher, this broker probably doesn't know what they're doing. Except they priced it 15% higher than last year and didn't get anywhere. Strange.

I ain't saying this ain't the bottom, but you've been flogging this "things are rising" story for the past 8 months, and I have yet to see any evidence of any movement. I do believe that rental buildings are pulling concessions, just like they did last year going into summer, but I have yet to see any evidence of actual traction. I had a set of friends who last year got a letter from some rental landlord saying rents are going to be flat. They said "nope" and negotiated a 20% discount. Just 'cause a landlord asks don't mean a landlord gets, and leading up to the summer is when the landlord asks. I'm not sure why you equate this with the landlord gets.

Here we are in a rising market, yet the listing is asking $500 less for what will (hopefully) be a June 1 or July 1 start date as compared to last year's dead-of-winter March 1 start date. I'm not good with math, but that seems like a 5% drop to me. Meanwhile, we've had 3% inflation according to CPI since then.

WTF is going on? Can you explain?

Maybe you should take the listing and price it higher, this broker probably doesn't know what they're doing. Except they priced it 15% higher than last year and didn't get anywhere. Strange.

I ain't saying this ain't the bottom, but you've been flogging this "things are rising" story for the past 8 months, and I have yet to see any evidence of any movement. I do believe that rental buildings are pulling concessions, just like they did last year going into summer, but I have yet to see any evidence of actual traction. I had a set of friends who last year got a letter from some rental landlord saying rents are going to be flat. They said "nope" and negotiated a 20% discount. Just 'cause a landlord asks don't mean a landlord gets, and leading up to the summer is when the landlord asks. I'm not sure why you equate this with the landlord gets.

You must run across one verifiable increase in all your time brokering. Okay okay. I admit it. I am w67th's dad. About two yrs ago he got on this se thread and some ppl called him bad names. So as usual I 'saved' his sorry ass. When he was 25 I cosigned a $500k loan for a commercial property he sourced thru his work at a law firm. Every year he needed a new rolex, trips to Tahiti, 4seasons Maui/hualalai, Norway, japan, $500 lunches at the 4 seasons, and lots of clothes. So I kept feeding him residential deals all these yrs so he can keep up appearances. when he got bored and wanted an ivy MBA.... Once again I paid $10mm for a new wing so they would let him in. When he got horny, I bought him a beautiful wife. When he was unhappy cause she just had an ivy bs, I took the mcat for her and scored within the top .001%, thereby ensuring her acceptance at the top ivy med school in the east coast. My son was upset cause at 30 his wife's status would not let him into a swanky yacht club. So I made a whole new wing of a medical dept with fellows and an NIH grant. Subsequently, my son had two children. In order to by-pass his sorry azz and bc he has proven so unworthy of my affection and $, I set up two trust funds for his kids. The yactht and Porsche (there were always a new Porsche, and a few Mercedes) were of his own doing since the age of 16.

The coop I bought for him on his 32nd birthday, cause the numbers added together make 5, my favorite number. The $1mm in cash, cause he squats alot. I mean that kid is an animal.

If it makes jimnutz/Murray/juicy feel better.... Jimnutz you got 6 years to get a dad like mine.... Flmao.

Nada, as a child my father asked me if I wanted a little baby brother, an acquaintance's orphaned child. Being the child I was, I screamed bloody murder. Being a parent, I wish I'd a said yes.... But jmnutz ain't 'maturable' with his attitude.

Jimnutz, go you. Who says I don't run? Really more into swimming this year, last year rowing. Fwiw, don't get chicked by my wife. She did a half marathon last month on a 8 min pace, one of 4 marathons this yr (3full) Yeah I've seen her do a quick burn run on her laddering up. I'd have to check our run log in the past year, but I can swear she did a few 7 min range 4 milers.

One other thing, don't be so impressed with yourself. My wife and I definitely are not. He'll in my yacht club I'm the poorest guy and not the youngest. But I can hold my own, I wonder if you'll just blather about your 7 min mile and your $200k borker bonus, as my wife quietly smiles at you. Cause I am forbidden to spk of her running to our acquaintances. She runs quietly and humbly impressed with the 6 min milers more than herself.

Yeah I may have to start running seriously again. I don't want to get chicked. You can look her up, she did the run to battery park city last month. I sat their with both kids and my mom. The kids yelled mommy, did you win the race!!!!? It was so cute as all the runners passed by. In her age bracket, freaking impressive.

Cool. I'm a slow runner, but have good endurance (can run a half-marathon pretty much all of the time). I've been doing the Sunday nyrr races. My kids do the kids' races as well. It's super-cute.
