Exclusve broker (rental) agreement

Is it customary to sign an exclusive broker agreement to find a tenant for an apartment--and agree that if the tenant purchases the apartment down the road the broker gets 6% sales commission?
That's a good deal for the broker..I would sign on for the rental part and wait on the sale.
Dont sign exclusive anything.
as a buyer, my own gut tells me not to. However, having dated a broker for a while in the past...i can say this...In a competitive market, if you want the broker committed and to hustle, go exclusive. Trick is to put a 30/60 day voluntary termination on it. They are simple docs, not a lot of risk here other than 30/60 days. This will really motivate them to hustle when they know they have 30 days to rock your sox...also, you aren't going to save any money by not doing it, you will pay fee on any rental or sale no matter how tricky you think you are or how much they say you won't. In fact, if a broker says no fee, ruuuuuuuuuuuuuuun as fast as you can..cause it's hidden in the price along with all the other problems they are not telling you about...

that's pretty broad..exclusive does not allways mean bad...you need to make sure you have a good feeling about the relationship and expectations and limit your exclusive term. before you shred me up, i'm not a broker, i do however negotiate lots and lots of agreements.
I think the OP is asking more about the stipulation that should the renter that the broker finds for the apartment buy the unit down the road, he/she (broker) is entitled to a commission. Many brokers write this in, and I understand it(though it should be a discounted commission imo, but the reality is that many brokers will not bother. Regarding an exclusive, absolutely I would give a rental exclusive to a broker so that they are the ones to handle the trillion rental brokers calling to get their renters in, etc. You as the owner do not usually pay the fee to a broker for getting it rented, so absolutely.
