Discussion about 315 East 68th Street in Lenox Hill
Just wondering the same thing....anyone know anything about this building?
Anybody know why so many apts. in this building are pulled off the market unsold? Are these sponsor apts. waiting for the market to improve? I called on one apt and was told that it was sold, but it appeared on SE as removed from the market. It seems like many co-ops in this and other buildings come on the market seriously overpriced, just to test the waters, and then de-list. I like the building, but have a one year time frame to buy and it seems better to watch for now.
Anyone have any info on this building? or know anything about the school across street.
bump? anyone know anything about this building?
A number of units on the market. Some say w/d allowed, some say not. Why so many recent sales?
I think something is happening with school in front, not sure
yes looks like hunter college is looking to buy the high school in front and building a tall new center. not for sure ... but under consideration.
Far as i can tell, w/d only allowed in larger units (2br). Anyone know anything about the school? Like the building but not if there is about to be a prolem across the street.
Had heard that there were plans to demolish the school and build a new Hunter College related building at one point. Does anyone have details on this project? Is it still on the table? How is the noise level from the school as it stands?
The school in question is the Julia Richman Education Complex (JREC). The Hunter College plan, opposed by nearly all local politicians, was shot down a few years ago and is probably still quite dead.
Any changes to JREC are more likely to come from new charter schools.

MIDTOWN — A vociferous, standing-room-only crowd of parents and teachers voiced their resounding opposition Tuesday to an application by the Success Academy charter school chain to open two new, 675-student locations inside existing District 2 schools...

Does anyone know if the building is planning an update to the building-wide electrical service ?
They are planning to update the building-wide electrical service by providing individual meters to each unit (so no more of the "all electric is included in maintenance.") Timing is TBD and they have not announced whether an assessment will be necessary to cover the update. At the same time, they will also update the lighting in the hallways.
At that time, will shareholders be able to increase the amount of service (amps) to the individual units as well? That sounds like an enormous project.
Here's the co-op's complaint against the tenant with the allegedly-vicious dog: https://iapps.courts.state.ny.us/fbem/DocumentDisplayServlet?documentId=8kp4XFsC71da1_PLUS_Ad80UnkA==&system=prod
And his response: https://iapps.courts.state.ny.us/fbem/DocumentDisplayServlet?documentId=nxT2WM_PLUS_qaEp8a0V61H/0SA==&system=prod
Maybe some of his fellow-tenants can weigh in on this.
Read only first few items.... He needs to "move on".
Have heard that the hallways have received a much needed update including lighting. Other than a project to individually meter units, are there any plans in place yet to increase the electrical service available to apartments. I believe that some units in this building are not updated to a modern standard and that there was not any additional power available coming into the building (from ConEd?). In the past, I don't believe that you were able to upgrade/bring additional power up from the basement (at a cost to shareholder). Has this changed?
What is the update on the electric? The unit I looked at had 2 AC units. I was told that the electric utility was included in the maintenance, with a $50 upcharge per month for the AC units. Is there some problem with the existing wiring? Also, any update to plans for the school across the street would be appreciated, thanks.
bump? anyone know anything about this building aside from the possible power issues?
It's been a few years so I thought I'd ask: did the electric eventually get upgraded and the units individually metered? that would have been a costly project; when I askeda broker a few years back it was in the range of 8K per apt, but the monthly maint doesn't appear to have skyrocketed. thanks!
Perhaps I am behind the times but $8,000 for submetering seems crazy. Or was that to run new electric from the basement up to each unit?
I'm sure the new electric too. some of these old 1920's building probably have aluminum wiring.
From looking at listings, they stopped mentioning electricity being included in the maintenance about 4 years ago, but I don't see any mention of an upgrade to electrical service being mentioned in any of the descriptions of building features. It is therefore my best guess that they submetered but did not do a building wide electric upgrade (and there is no evidence of an assessment which almost certainly would have been necessary for such a project, especially given that the building is currently assessing for the repointing project).
