Dumb question perhaps...when generally does one do an inspection? While the property is in contract so you can ask for any defects to be remedied? First-time buyer in NYC so would be curious at others' experiences with inspections in pre-war buildings. Thanks.
I'm curious also but I sold a house in florida and the inspection happened after we went to contract but definitely before the closing.
I've heard that the "walk through" inspection happens 48 hours before the closing date. What I want to know, however, is what am I supposed to be looking for? Is there a list that someone provides (ie, an attorney) so that you can know what you're supposed to be inspecting? I believe that some people hire an inspector to do this instead of (or alongside) them. Comments from experienced co-op/condo buyers?
is this kessler?
Any form of due diligence, property inspection or anything else, should take place prior to signing a Purchase Agreement. Most Purchase Agreements don't allow you to back out for property defects post signature.
Nice part about buying an apartment is that anything beyond the walls of the immediate unit is the responsibility of the coop or condo association. You really only need to make sure that things like the appliances, light fixtures, plumbing fixtures etc. are working correctly.
No need to hire a property inspector like you would in a free-standing home where you would inspect the HVAC, the roof, facade etc.
You should also do an "walk through" the shortly before closing and make sure the apartment is in order.
Original poster...thank you, that is very helpful.
