Discussion about
Can you guys help me out and list some ultra-luxury rentals on the Upper East or Upper West Side? Looking for condo-quality finishes and full service amenities, but no hotel services. Any ideas?

Closest is probably any of the various Related Rentals building. Go to relatedrentals.com. Also try Glenwood buildings. I can't think of any rental buildings that are more high-end. If that isn't nice enough, you could try renting from an individual who owns an apartment in a high-end condo. The trump/extell buildings on riverside blvd on the UWS are one example off the top of my head (240, 220, 120, 100 and 80 riverside blvd. 200 riverside blvd isn't any nicer than related buildings but is condo; 160 and 140 riverside blvd are rental buildings but also no nicer than related buildings).

there are some all-rental higher-level apartment buildings on the UES that aren't of the glenwood/related variety. here's one example, a pre-war rental building.

For the UWS, I can't think of anything more high end than the Grand Tier (a Glenwood building).

I lived at the Grand Tier, a Glenwood building. It is truly nice but pricey. Also, 200 West 72nd just opened and a new rental building is coming at 67 and Amsterdam. It looks pretty nice from the outside and great location.

If I had to pick a rental building it would be the Grand Tier, but I don't think the current crop of rental buildings uptown are as nicely finished as the new condos, so I would certainly do a sublet. My last high-end rental clients ended up subletting in a brownstone, but they didn't need a doorman.

No such thing as an ultra luxury rental. Of course "luxury" on a rental seems to be plastered on rentals along the Grand Central Parkway or anywhere that isn't a 4 story walkup. But if Glenwood and Related are your idea of comparable to top condos and coops, you are kidding yourself.

If you want a high lifestyle, you buy.
If you are stevejhx who is opposed to being able to afford a marble bathroom like most normal people actually want, then you rent in Times Square and let your cats out on to the balcony.

Rental lemings.

" Also, 200 West 72nd just opened and a new rental building is coming at 67 and Amsterdam"

Yeah, at a busy loud corner with buses spewing black soot
or at a new location on the Upper West Side, not quite near Lincoln Center, not near Central Park, not near Riverside Park, near the projects ... the worst of it all. Ultra luxe!

On lower floors, and the chance to feel like second class citizens in a building otherwise of owners.

luxury rental is an oxymoron.. if you really wanna rent the best is to find a quaint owner's residence and find an owner who's renting his place out..

being in an owner occupied building vs. a rental makes a WORLD of difference in terms of calling it your new home (for the next XX months)

"dabulls, so the current renters at the langham are losers?"

They'll be moving soon to buy, like anyone who wants to LIVE in NY and has money to do so. But not soon enough for the poster who wants to move there, because there are NO availabilities. Nice to give one example where there are no availabilities.

Go back to Wisconsin.

Excuses galore. Quite nice. You can't find a single example to support your position.

As far as my family's position, we are quite well situated in a great place, for the long term before today and for the long term in the future.

Did you just move here from Wisconsin and the prices shocked your sensibilities? OMG, I can get so much more for my money back in Madison. There's no place like home. There's no place like home Toto.

when the argument is weak, rely on personal insults. thanks for caring about my sensibilities, but having lived here for almost twenty years i'm not easily shocked.

oh, and of course i could find some. i did. your argument was that luxury rentals don't exist. and i quote "no such thing as an ultra-luxury rental." but no use arguing with someone who has the logic skills of a five-year-old.

No worries then: it's your papa that paid too much, not you. You get to collect the float. So be happy. Collect your rent. And most importantly, don't forget to pay your banker. He really, really needs it.

I thought you were a landlord. You know, "Pay me, pay me. Yes Mister Landlord, the heat too low." It was only 10 minutes ago.

So what, you own just your own place and you paid cash for it rather than get a mortgage? Hardly a bullish thing to do, given that you could be leveraging your position using other people's money.

I'm not sure I agree ss400k, there are some good buildings out there like the Grand Tier by Glenwood, some of the Related buildings, etc.

But, ultra luxury, what $$ amount are we talking about? There's those apartments at the Superior Ink going for $25K and up per month!

I've had marble bathrooms before. Shit still stinks.

"like most normal people actually want"

Strange definition of "normal" - marble stains.

"then you rent in Times Square"

Don't know - not there.

"and let your cats out on to the balcony."

They don't like the balconIES. That The Link across the street doesn't have for 4x the cost.

Classy. Very rental speak.

Will aboutready be posting one single example of a rental that meets this "ultra luxury" criteria?
I mean, one example that is actually available as opposed to theoretical apartments that aren't available.

There certainly are SOME...here are just doorman units with in-unit W/D, in-house gym, more than two baths, for over $10,000 a month on the UES or UWS. 26 for that price plus 11 more that are $8-10k.

The Solow Properties - especially the townhouses in Lenox Hill - are high end. http://solowresidential.com/

As are Urbana's (Spitzer's) properties - 800 and 985 Fifth (better locations if you're looking for ultra-high end, IMO).

200 West 67th St and 200 West 72nd St for UWS. Brand new buildings top of the line finishes.
265 East 66th St, although older, is still a good choice for UES
