Yes to guest with an entrace fee. Not too late and no pool parties.
What's the general opinion on this building? I saw a 2bd/2bath and was impressed with the amount of space and the number of closets. New to the rental search so not sure how to judge the advertised prices. Any chance that the rent is negotiable?
generally depends on the vacancies in the building. They may give a month or two free. Do not forget to lock in a two year lease and expect 5-8% increase every year. Some in the building gets a cut from the brokers, hence the incentive to turnover.
is there board approval needed for this? we're a professional couple from overseas, with a working visa. looking to rent in here. thanks.
It is a fully rental building. Hence no board approval.
How big is the pool in the building? is there an additional membership cost to use it?
The pool is a decent size, but the building's policies to use the pool and "fitness center" are tacky - the pool is $30 per visit, event for residents. Gym has an extra fee - per person, meaning if you have two people in your apartment you each need to pay individually. The building has good apartments, but extremely poor management - repairs are slow and stopgap, a recent renovation of the hallways and lobby was both garish and cheap-looking, and generally speaking they try to nickle and dime residents. They even charge residents for the replacement of broken toilet seats, shower rods, etc. Something to consider. . .
The pool is a good-size olympic size pool. The roof deck with pool is nice, but it's $35pp/day (including residents). This means that you need to pay $35 just for using ANY part of the roof deck. It defeats the purpose of having a "roof deck". No alochol or pets are allowed up there either. For the amount of money you pay as a resident, they try and nickle and dime you for every little thing. I saw that 1 bedrooms are now going for almost $4800. They also increase your rent about 20-25% each year. All in all, if I had known that I would be charged for use of my own roof deck and over charge you for rent, I probably wouldn't have moved into this building. I think you can get a better apartment elsewhere.

The pool and roofdeck are now $40pp/day (that means a quick dip is still $40). You can buy a membership: a family of 4 would pay $1340 for the summer, and if you want kids to go with a nanny, you still have to pay per visit for the nanny just to have her watch them. If that sounds like a rip-off, it does to me too.
That does not seem crazy as long as it is disclosed that pool is not included in the rent before lease signing. They want to charge like a gym membership. People will pay.

I think depends on their vacancies. When I lived there a while back, upto ten percent. Some years, it was only 5 percent.
