Discussion about
We are buying a new condo and had an inspector look through the unit and create a report a few months ago. We gave the developer a copy of the report and put in our contract that all the issues had to be fixed before we close. Now, a few months later we are booked for the initial walk through next week - do we need an inspector there for that or the final walk through? Or can we just go through the report's points to make sure everything has been addressed that the inspector found before? Thoughts please!
Unless there are major infrastructure issues you're worried about, doing the walk-through on your own should be fine.
unless major changes were reccomended, probably a waste to have inspector again...unless he is welling to come for free
Ok, thanks for the feedback guys! There were just small mostly cosmetic issues with our apt when it was inspected.
It's not uncommon to have cosmetic issues with new condominiums. You may think you are alone, but many new apartments in today's market have been sitting idle for upwards of 1-2 years. So, while the condo is "new," it has probably been shown to many, many potential buyers who have opened and closed cabinets, shower doors, dishwashers, windows, etc. Cosmetic issues are likely to be remedied either before or not later than 30 days after the closing. Additionally, there is also a law regarding workmanship in NY state for new homes. Cosmetic defects can often be blamed on workmanship and/or materials, both of which are covered for at least a couple of years by state law. The builder has an obligation to fix these.
Enjoy your new place! How exciting.
