I,ve taken the plunge and signed a contract. The price seems reasonable if all goes as promised....finished and on time. Is there anyone out there interested in this development? Street easy shows several 1bdr.(exceptional deal) in contract. I opted for a smaller 2/2. Any feedback?

most profound is that, unless im wrong, they show no floorplans on streeteasy or on their own site even--next

the locations is the least desirable in Midwood. the floorplans on NYT or StreetEasy or Corcoran are so small that you cannot see if they are really what sizes they say. based on a quick look, they seem to be overstated. having corcoran market these units in this locations says only one thing..... OVERPRICED

there are very few people who would want to live in this location. they will be stuck in the market for a long time. the owner will then hire a local RE that will adjust the prices down for the location.

I've been to the unit and measured it. The sq. footage was close to the advertised size. I did not include the walls in my measurements. I can think of many places in Brooklyn that are less desirable. This is close to the express stop on the Q/B subway. Fiske Terrace has been landmarked historical and Ditmas Park is the next neighborhood 2 blocks away.

Don't go chasing waterfalls
Please stick to the rivers and the lakes that you're used to
I know that you're gonna have it your way or nothing at all
But I think you're moving too fast

Halina, i've lived in brookly for 30 yrs. in Gravesend, Sheepshead, Bensonhurst, Carroll Gardens and Kensington. i also attended brooklyn college. i think i know that part of brooklyn fairly well. this is THE WORST MIDWOOD LOCATION. just walk around there at night and then talk about what it is.

ab_11218, I've live 2 blocks from this location and have lived here for close to 30 years. I've seen the changes -- all for the better. Nevertheless, with this economy, I understand that they can go the other way--all for the worse, in the next few years. I guess it comes down to what you can get for what you can afford.(garage parking, balcony, view, reasonable sq. ft., close to subway) I did take interest in some coop's in your nabe , hate the F&N trains (if you live in 11218) I still feel I'm getting more bang for the buck.

moxieland, Yeah I might be moving too fast but I've been looking for 2 years and this whole crazy real estate/economy whirlwind is wearing hard on me. I have more important matters to attend to. Not that this isn't really important to me, but where does looking for a new place to live fit in with the rest of what is happening in my life, in the world? It is the world that is moving too fast.

halina, if you were to look 2 blocks in either direction, or down east streets, the prices will be same or lower and the location is more desirable. take a look at cortelyou across from Vox Pop. took 2 years to sell out, with consessions and at appox $500 psf or less. that location is significantly better then Ocean Ave and Farragut (sp).

corcoran came to a new condo on Ocean Pkwy and 18 Ave. after 3 months, the builder threw them out and went rental. they also came to Ocean Pkwy and Church. after 6 months and 1 sale that fell through, they were tossed as well. elliman came to Ocean Pkwy and Foster, set prices at over $600 psf. got thrown out after 6 months with only 1 sale that fell through.

as you should know, corcoran/elliman/etc do not belong in the neighborhood. they do not do their research and set prices that are at least 20% over market. they always lose the contract after the expiration and the listing is given to a real estate who is more familiar with the area. unfortunately, the first thing that happens is a price chop.

ab_11218, Yes, across from Vox Pop is also across from the Fire House read siren noise, I didn't like their windows because you couldn't open all of them,not to mention they cost more. I had a bad vibe the day I visited Ocean@18th ( the widow was broken and there were sirens on Ocean Pkwy that afternoon.) Maybe I should have given them another chance. By the time the prices came down at Foster and Ocean they didn't have any parking for the unit I could afford, besides they lied about the building that was going up right next door. They said it would be very small and not block the view. You did not mention Beverly Sq.--bad location and Vista at 1600 Beverly way over priced but nice lay outs. There are quite a few more condos on Ocean Ave toward Kings Hwy. but they are a bit more expensive,worse parking and further from the subway.

ps worst midwood location is still better than the best of many other nabes I wont mention

i agree with you about worst in the best usually is better then best in the worst.

i know about the "building will only be 3 stories" from Ocean Parkway and Foster. Vista is a horrible location. the place on 18 Ave never sold anything and is now populated by the religious community. the one across from Vox Pop, now it makes sense why it took so long to sell (i know that their completion date was a shot in the dark).

my point is that you went into contract with this unit prior to it really being advertised. unless you got a great deal i would expect that the prices will shift down at least 20%. if it works for you in terms of $, best of luck to you.

Thanks ab_11218, the shift down in price is a serious concern. Just because I feel the price is fair today does not mean it will still be a fair price by the time they finish the building. Being in early gave me my choice of unit that was still within my price range. Now I have to deal with all the possibilities that might or might not go wrong.

ab - what do you think is wrong with vista's location? near subway, near cortelyou etc.

it's not that close to cortelyou rd unless a 20 min walk is considered close. it's close to newkirk.

ocean avenue is a border between ditmas park and east flatbush. avenue i is the separation of religious jews from mostly island community when talking about being on the other side of ocean parkway. you're right there on the border of nowhere.

the best part of ditmas park has always been between the train and coney island avenue. if you can snap up a bargain, go ahead. paying what prime ditmas park goes for, in that location, is throwing money away.

I grew up in the Waterfalls. It was childhood heaven. Don't know what it is like now, but it looks the same. There was a playground, a pebble park, and stores one block away on Avenue J. We had a doorman (Alfred) in the daytime, and a doorman at night (Jimmy). There was also a garage man to park our car. On a snowy day, I'd look out my window and it was a Courier & Ives Christmas card. I'd sleigh ride down the slopes of the pebble park. There were always children out front to build a snowman with. When Spring arrived, I'd play ball on the balcony and look out at people passing down below. In the summer I'd sell Kool-aid, jump rope with all the kids, or ride my bike.

My memories of this building and out very spacious apartment on the fourth floor, in particular, are precious.

XXXX - I believe you are speaking about another building called The Waterfalls. This thread is about a newer development with the same name, located at Ocean Ave and Foster. May all of our children, no matter where they live be able to live in a building and experience a childhood as delightful as yours!
