I am so confident in the economy that I am selling one of my properties to invest in more equities plus some other things. The risk/reward scenario is as good as it gets even with the S&P 500 trailing P/E trading at historical highs. I still love and am way overweighted in Manhattan real estate but I'm salivating for more risk and some 100m-500m small cap stocks that I've taken a liking too. steveF - more confirmation of market strength by experts with a vested interest in, um, market strength. I like hearing stories of people and businesses putting some skin in game, like lumber yards expanding inventory. I wonder if Macy's is stocking up on those gaudy broker baubles, bangles and beads the Kliers wear.

SteveF, first of all welcome back. I've certainly missed you as it gets boring when everybody left is a NYC RE bear.
Second, I think that your move into equities is a good one as the fundamentals there look better than NYC RE. Obviously, it would have been better had you sold your NYC RE two years ago and/or bought equities last year, but nobody's perfect in their timing. I've been having some fun in small caps. If you think the fundamentals look attractive now, imagine what they looked like last year.
Anyways, what small caps do you have / are you considering? I'm always on the lookout for ideas...
the market is strong..the data shows it that I have..youll have it soon too guys, sorry for these delays its just we refuse to launch without checking into evertyhing that we are accurate, timely, and measuring each metric properly..lots of things go into this.
Ill give an example. Its based on broker status updates internally in the rolex broker sharing system; hence real time. However, for ACTIVE inventory, how far back do you count a listing as ACTIVE if a broker has NOT updated the listing yet status is set to ACTIVE? OLR rules are 7-days then warning goes out to broker, REALPLUS rules are 14 days then broker is locked out and sent warning to update...So, what do we use? 14 days? 21? 28? 30? 45? Each setting makes a big difference in active inventory. Thats just one metric. Each metric has its own unique settings' issues. You can imagine the task of doing this right!

Euro taking a kicking => lots of dollar loan euro income about to default, banks taking it in Jimmy > most of the higher end sales from banking bonuses, banks making money on temporary fed trading income -> may go dodo bird, expiring home tax credits, 99% of jonzying lemming bought all in all cash last quarter, foreclosures on 45 w 67th street -> the dreaded disease in prime. I can go on and on. But the biggest factor to be played out is 99 week unemployment bennies about to expire. Let's see 1 million ppl ALL find jobs in 3 months on top of all the other lookers. 200k more foreclosures nationally in 6-12 months with no further help from tax credits or low ir. Hahahhahahhaha.

inonada I have about 5 that I like. Criteria i like:
(1) 5 year income growth 20%,
(2) trailing PE 10-12 and favorable to inducstry
(3) strong B/S- minimal total debt, very minimal.
(4) Don't count intangible assets
(5) Lynch PEG < 1
(6) market Cap 100m-500m give or take
(7) Buffets/Munger - understand the business-easy stuff no biotech wtf is that??
(8) Insider ownership- ya ok
(9) Strong Management - ya ok but tough to judge. maybe buy with the founder sell with the son.
Just some screeners that I like which will prob screen you you 50 out of 8,000 stocks. Might have to tweek it. I will tell you them when i have increased my stake bro, nothing personnel :)

Looking forward. I guess I should be flattered that you think I have that kind of market-moving size ;). Come to think of it, I have had a couple of days when I've bought some really illiquid stocks where I was a significant amount of what traded that day, but those were really small unknown companies on pretty illiquid days.
Noah, that is one tough metric.
This is a major transparency gain for the buyer(consumers) and sellers to see inventory in this manner. I guess as word gets out that this is what goes on behind the scenes then the leaders of the ROL will start dropping the hammer and getting those broker updates when required.
inonada, not just you, but who knows what eyes scan these boards. I'm not George Soros or anything but why give up any edge you've worked for? Thx inonada and as you are looking forward to my recommendations I am looking forward to hearing your feedback and any recommendations/thoughts you might have. We'll get there :)

So steveF, did you finally get the bear bug on NYC re? Just for the record. Did you join a re renouncing commune and make origamis of houses and then get naked and chant 6% while setting fire to said origami houses. And afterwards make smores? I just wanna know how the transformation happens.
w67, never, ever will I be a re bear or set fire to houses and then eat smores. I'm selling(first time selling) just one property to invest in more risky assets. Plus I luv stock research and the game. Real estate is a slow, steady money maker. I just want to mix it up a little. I think the time is right for long term investing in stocks small enough to get you that 10-20 bagger. I also think the time is right for condo buying in Manhattan. The economic rebound will be long and strong.

This might be more than just not being right in timing, this could end up just being the total bad move (in the other steve vein). We're not talking about a couple of months, we're talking about coming in after big runups.
Also, now that SteveF has gone bullish on equities, I guess that means its time for the rest of us to get out of them. Steve might be the last of the lemmings... (again)

First of all somewhereelse, I am a Manhattan condo owner first and foremost. I open up a little bit of the equity I have and this guy has a kiniption. I am very confident in the economy but I PICK STOCKS I don't chase markets. I really don't care where the stock market is headed. I only care if my stocks(businesses) are making money. Let Mr. Market do his irrational thing. I look for companies to buy. If your company is selling a product that people need and want then who the hell cares where the overall market is going.
