how to pick a listing agent?

any tips/pointers and/or checklist? Is it always 6%? I've read in some places that sometimes its 4.5% if the listing agent finds the buyer too or something? Is it better or 'worse' to go with a listing agent that lives in my building as there seem to be a ton of them.

Snuffles, it isn't always 6%, it's negotiable. You're more likely to get a better number if your place is easy to show (i.e., recently renovated and non-cluttered) and reasonably priced (because it will sell faster, and everyone would rather have 5% of a fast deal than 6% of a slow one).

Many agents, including me, will offer you tiered agreements with a cheaper commission rate if the agent also brings in a buyer. Be aware that's something of a sales tactic, though, because another agent usually brings in the buyer more often than not (I think the stat is something above 80%).

Also, if you're listing now, check the agent's vacation schedule -- many brokers will be gone for half the summer, and you want to know who will be showing your place in that case.

The argument for using a listing agent in your building is that because it's so convenient for them to show, 1) they'll get more traffic through the apartment than someone who has to commute for every showing and 2) they'll sell with the zeal of the converted when they explain why it's the best building in New York.

That said, I've sold many properties an hour away from where I live.
