Visited this property two times now. I have lot's of opinions which I will share in the future. I'm interested in what you think. Area, sq/ft price, investment potential. Does this property have legs of will we be picking over the bones after foreclosure? Chinatown is as tricky as Harlem when you get right down to it.

Looks like one of the units is out of contract and back for sale. The inventory in this building has not moved - overpriced for a funky neighborhood, no doorman, bad layouts and poor finishes. 1200 psf? Wow. I wonder what kind of funding the developer is getting.

I think we occasionally crossover on what we are looking for in apartments.
With that I have to tell you, everytime I decide to revisit old searches, or expand a neighborhood I contracted, or whatever....this listing pops up, and I say to my self, "OK, despite the high price per sq ft asking, and the fringy neighborhood, maybe it's time to actually go look at it." And then the last second (happens every time) I click on the floorplan. And looking at those 2 sets of stairs with both sets and the elevator eating up 50%...50%! of the apartment, I say "F it," and click away to something else.

Have you seen it?
The deck is really something. The stairs are a bit much but, the property is interesting and small.
The problem here is one of price. You can always find some clown (such as myself) to live on this goofy run down street in the heart of the ugly town for the right price. This property is looking for a clown with money to burn...not me.
If the price is right, it's a property of interest. For the record, my love for Chinatown has diminished over time.

No, I thought my post made that clear, each time I considered seeing it, looking at the floorplan turned me off to even going to see it.
THing is, I'd never pay more than $1000 per sq ft for anything, and this is more than 20% above what I would pay if the quare footage was "normal."
Generally anything more than 20% spread in price between asking and willing is not going to happen.

Is 30 orchard better than 50 orchard?

1200 psf is absurd for this neighborhood.

Units have gone rental - but they seem overpriced. Why are these guys not lowering selling pricing on Units so they can move?

very weird arrangements in floor plan. The third floor living room is over the second floor's bedrooms. There will be lots of complaining.
