Discussion about 400 West Street
Anyone else watch this horrible show "9 by Design"? It's pretty bad, but I can't stop watching it (damn you Bravo!). What exactly is the rationale for not incorporating an elevator into this massive structure (flow?) and why on earth would you put the laundry room on the 5th floor?
It's compelling TV for anyone interested in watching a train wreck in slow motion. I get the sense that these guys are flying way above their service ceiling. They do some "cute" things with chotchkies but I encourage anyone to stroll by 400 west and see that warping bullshit fake wood facade. $25M, sure. When was this season filmed? There is nothing new on their sixx design website since the jersey hotel, the one where they wanted to put the bathtubs in the middle of the rooms. Maybe they're already yesterdays darlings of the bubble. Oh but they have a book now so now everyone can imitate their magic. The secret is one ridiculous over the top piece from Zaha Hadid married with old mason jars and disco balls.
I have to say, I can't stop watching the show either, the kids are adorable! But that is A LOT of money to live on west street.
spin - the season was filmed over six months beginning about 1yr ago. what do you guys think this place will eventually go for?
I first come across Sixx by Design in a NYmag piece. I kinda like their esthetic, it's hard to do well. This was back in their Chinatown place - they also had a place in the Village which was rented out to a celeb.
400West, IMO, is the worst one they've done, maybe 'coz they built from ground up instead of doing just the interiors & extensions. Also, the "eclectic" look is overdone now, while it was kinda cool looking 5+years ago. No clue what this place will go for. Laundry room on an upper floor bstone is the way to go, esp. if you put it on a kids' floor or whoever generates the most laundry.
if you are paying $20mm, I'm guessing you are not the one doing the laundry..
right, they're not doing their own laundry. but why is top floor the best option?
they were arguing the value of an elevator in the last episode. apparently maintenance is expensive and the kids used to get stuck in it in the last house.
printer - who knows what it will go for? there's really nothing like it, right. maybe 12-15. who knows.
are they still trying to sell the last house? if so, curious what they're asking for that one. anyone know the address.
here it is - 5 centre market, 12.9

Laundry. It's always best to put it in a central location close to where it's being generated. Even if someone else is doing it. Take my word for it. As for an elevator, they should have put one in for resale, even if they never ever use it.
10m.
and they should have invested in a proofreader for their website.
I can't quite wrap my head around ultra-fertile couples in this day and age (oh, please don't bring up the OTHER large family). Kinda weird.
yes, central i get. maybe 5th floor is central for them.
huh???
BTW, if you look at the fplan of the Centre St. house, they have a penchant for putting the laundry room on a top floor. Makes more sense in Centre St. bcs possibly they put it next to their live-in's room (so a kinda "service" area). Makes NO sense in West St. I wouldaput W/D on one of the two kid flrs + stuck an elevator in. For sure.
It seems obvious they thought they were bullet proof thinking they could build a 5 br in that location. And for the Miami architecture, it's quite disgusting seeing what the black soot and grime from West St does to the glossy white exterior panels. Everything seems wrong here. And what about that immobile marital aid in the master bedroom? Elevator isn't the problem, they've built a white elephant.

'I can't quite wrap my head around ultra-fertile couples in this day and age (oh, please don't bring up the OTHER large family). Kinda weird.'
what is that supposed to mean? what can't you wrap your head around? you should be thankful that seemingly well adjusted, educated parents with apparently good values and the means to support them is bringing more people into the world rather than stopping at 1 because it would complicate their vacation plans.
wow, that centre street place has been languishing for 2yrs
printer's on his fertility rant again.
I see the basketball court (by which they mean tomato field), but where's the en suite garage?
actually i was just interested in the real estate. it was nyc10023 who turned it into a values judgement thing. i would've watched more of the show if it were more about the design and less of watching their kids run around - i get enough of that with my own.
"you should be thankful that seemingly well adjusted, educated parents with apparently good values and the means to support them" adopted all those children.
I would be more impressed if that's how that statement ended.
so what's the best comp for this place, 25 perry street?
oops, 23 perry
23 perry - that's billy joel's former place. right in the heart of the west village - great block - a way nicer place to live than west street by any metric, unless views of jersey city are high on your list.
isn't it gorge?!
*sigh*
i'll never be that grown-up.
agreed - that place is great. i used to live right near there, and i remember the previous owner spent who knows how much time and $$ to excavate the basement seemingly one bucketful at a time to make a pool in the basement, then sold it w/o i think ever using it, and then the new owners just covered it up - it was the closet thing to literally burning money I have ever seen. Next door is also beautiful - it was (is?) owned by someone who was high up at martha stewart - it was great b/c they always had little seasonal displays in the windows.
