An e-mail from a Tishman Speyer employee, with the subject, "Broker contest -- broadcast," was sent out to agents last week (see flier below) offering freebies and one-month OP, or owner paid broker's fee.

I just saw an article in the post that the mortgage holders want a deal with the tenants association...any idea what this means...where's AR when we need her?...cccharley are you there?

I know no one is really interested in this but stuytown just went over the $3k a month for a one bedroom and two-bedrooms are over $4k...AR and CCCharley are you there?

Julia, what exactly do you expect AR is going to provide you?

And how is it that you are looking at StuyTown and CPW and 97th Street?

Hi Julia. I'm still here but you know - don't want to overstay my welcome. When I have more info I will post. Right now my greatest concern is if they do go coop do I have to buy my current apt or can I buy a 2 br bc I am a current tenant. Since I have a child I would be much more interested in the 2br but if the price is right I would still purchase the 1 br because it is not small - many advertised 2 brs are smaller. Any specific questions?

Update....stuytown just dropped their price from $3k to $2,640....any guess on if the prices will go lower...if the leases are rent stablized...where's is AR...come back..

If Stuy-Town is aggressively dropping rents, it may mean that nobody wants to live there. Have you thought of reaching out and posting on Brick Underground?

julia, AR is on another blog that she moderates, first by copying articles that appear on streeteasy thereby avoiding doing any original work, and then by only including comments that she approves of.
What I found most interesting is that she found a new venue, but still decided to keep her name "about ready". So, once again, the question is, "about ready for what?"

Whoop, sorry, meant Comps Queen. Some habits are hard to break. She's still seeking treble monetary damages though from her landlord even though her lease was market rate.

Dear Mr. Geithner,

I am writing to you as you are responsible for Stuy Town now that you own it. So here are some of my problems:

-The water tastes bad and the pipes are leaking. The electric is faulty and dangerous.
-The washing machines are always broken. The coin changer keeps getting robbed.
-My windows all leak air. The heat never works. The lights are out in the hall.
-The sidewalks are all broken. There is graffiti everywhere. Our playgrounds are in disrepair.
-I think I saw a rat near the garbage bins.

Please help me with these problems. Thanks in advance!

I am sort of joking about the citizens of Stuy Town directing their complaints to poor Tim Geithner. But in another way I am not. Fannie Freddie and Treasury will rue the day they took control. The New Yorkers will just eat them alive.

The availability is more than meets the eye. There were 2 overnight "magical" inventory drops in June:
1) On June 3rd there were 480 units listed as available. On June 4th there were 236 - and the counter disappeared.
2) On June 15th they were back up to 303, but on June 16th they were down to 116.
Today they are at 392, but it seems like there are significantly more than that. If you add back the 244 plus 187 in those 2 overnight miracles you get 823. I suspect the actual amount is closer to that.
