Anyone have any recent info on pricing, sales and flexibility on pricing? What are the problems at this building?
You can look up recent sales here: http://realestate2.nytimes.com/comparables/. On the south side, the LIRR is noisy during weekday business hours. The north side has great views, and the LIRR noise can't be heard. Building is willing to negotiate, although they don't make it easy.
is this the building next to Murano or the one across from L Haus? Sorry, for the ignorance, is the north side toward Solarium or toward the waterfront?
OMG...the south side facing units are HORRIBLE, and here's why!! Don't get fooled by the open house during weekends. Go to check out the units on a weekday morning when the trains come in and out, and engines are idling. The sound pollution is UNBEARABLE!! Simply google the issue, and you will find complaints raised by residents who bought into One Hunters Point (OHP) without realizing the extent of the noise!! So you got units facing the most polluted waterway in the US (Newton creek) and the very noisy trains on weekdays that will always want to make you look forward to quieter weekends!! Plus the views aren't guaranteed with the Hunters Point South Housing projects well under way. I think Murano's got the same issues.
Murano does have the noise issue. The upside is that the LIRR does not idle at that location during the weekends.
Is this what you call luxury living? Like someone said, LIC is a toxic dump indeed and OHP & Murano are in a pretty bad situation. Guess the residents are finally admitting it (for they have been ignoring it all this time since they blindly bought the condos!)
