This is the first week-end since the Dow cratered and job and GDP reports came in really negative for June, so it will provide the first meaningful insight into how the NYC market is reacting.

I'm not in the city today, but I hear that open houses are open, but empty. You would think that a few people would go in, just for the A/C.

Saw two apartments in Harlem with a buyer client. We were the second visitor in both places.

really only working every other weekend in the summer. Enough of my clients are out-of-town for that.

This is a bit of a highjack, but given that so many people are out of town for the summer, do you think that it's best to wait until the fall to list an apartment (assuming that it's a pretty typical UWS 2 bedroom if that makes a difference)?

Jojo, there are 2 questions to think about before you list.

1) "who is your target buyer"?

Many of the buyer clients I am working with do not have kids, so then can move "whenever." The buyer of a UWS 2 is probably likely to have or be planning one kid. If you list now, you will catch couples who got pregnant in the winter. If you list in the fall, you will catch couples who have a kid, who are willing to transfer nursery schools/schools in December (now you see why so many apartments oriented towards families go on sale in the spring, so the buyers can move in the summer and be set for school in the fall.

2)" What competition is there in your price range?"

If there's not much like your apartment on the market now, then it's a good time to list, regardless of summer being slow. If there are five things like it already on the market, then wait till fall.

Ali - Don't forget that the person has to be somewhat honest with themselves as to what their price range really is. Too many look at their own property with rose colored glasses.

Went to a bunch of places in brooklyn, mostly to gauge the market for my own apartment that I am planning to sell FSBO. I had 7 places on the agenda -- for four I was the only visitor (and this was at the end of the open period) and the brokers didn't even show up for the other three. Can't really believe that a broker would schedule an open house and then just not show up.
