Discussion about
I might just have to give up on Manhattan and someone told me about apartments that are really nice..they are built in the manor of english tudors in the above area. thank you.
Nice play on words, julia!
Julia,
y'know 'spuyten duyvil' means 'spinning devil'. just sayin'
I think Riverdale is one of the best values in the area that's commutable to Midtown. Leafy, has transit and shopping plus a wide array of housing stock. Go For It!
gee, thanks for nothing...i was trying to find the location of the apartments. I've reached out to brokers who don't return my e-mails.
I suspect this is where you are thinking
http://hudsonviewgardens.com/
I think you mean Villa Charlotte Bronte @ 2501 Palisade Ave
and 2 other clusters at 2395 and 2475 Palisade Ave
They are built in the style of English Cotswold cottages.
They became co-ops years ago
JMGJAG has it right. Those are some of the oldest apartments in Riverdale. Gorgeous GORGEOUS location. And steps from the train station.
But these will NOT be modern. And the location can get some fierce winds, especially in winter.
another you might look at is 2728 henry Hudson Pkwy. Also one of the older buildings. set back from the highway, but still on it. Some real nice architectural features like arched windows. Rental only.
JMGJAG....thank you very much..that is exactly what i was looking for, AVUWS..thank you also.
Julia, are you looking to rent or buy?
If you are looking to buy, you can easily get in for $350 psf. Obviously it depends on the building. Some of the association fees can be a bit more than you would think for that area.
Spuyten Duyvil is a great area. Very quiet, very clean, very safe.
There are 2 Caveats.
1. You really want to think about what transportation you will be taking to work. The Metro North train is about about a 25 minute ride to GCT. If you work midtown and can take Metro NOrth, it's the best option. The only subway that goes up there is the 1 train, and you have to take that local until 96th. From my front door in Spuyten Duyvil it's about 35-40 minutes just to get to 96th street because the nearest subway station is a 15 minute walk or a 5-7 minute bus ride.
2. There is not a lot in the area. There is enough to get by, a small grocery store, a bank, a couple restaurants, but a car comes in handy to run errands. You don't need to have a car. You can get to a larger grocery store by bus, or use Fresh direct. But it's a thought.
Let me know if you need any more info on the area.
i've always lived in Manhattan so i would have to take a long hard look..
one thing you might consider, this being Riverdale, and I don't know if it applies to Charlotte Bronte though it does for most Riverdale Coops... The boards are often long time tenants (1960's) who were there at the time of conversion. They don't like change and often are so restrictive they would not have let themselves buy into their own buildings had they put in an application without a name on it.
This happened to a family friend. She sold her old apartment to move to another floor in the same building she had lived in for almost 40 years and almost didn't get past the board.
AvUWS - There are still quite a few old school Riverdalers, but the area has changed a lot in the past few years. Especially, Spuyten Duyvil. There are a lot of young couples, who are settling down here to start families.
Julia - If you have kids, or are planning to have them soon, this area warrants a strong look for several reasons.
I looked at one apartment in charlotte bronte (on line) and the maintenance for a one bedroom was $1100 which is the same or higher than Manhattan..I've never been to Riverdale so that's my first step.
i really, really like riverdale. i was looking at spuyten duyvil for a friend this spring and thought the values were great. depends on the complex, but it seemed that with the maintenance you do get a lot for your money so..
Plus, the tsunami that is going to hit NY will take that place out so fast you won't even feel it.
(Don't you remember all the tsunami warnings? Hmmm, maybe humans have a recency bias or something.)
My company owns rental buildings in Riverdale (as well as the rest of the city). Riverdale rents are half of Manhattan rents.
tm2 - No question it is cheaper. And more beautiful. But people live in different places for different reasons. Moving to Riverdale, especially for a single, is not always everyone's cup of tea.
That said, do you have contact info? I am going to be looking soon for a place both in Manahattan and Riverdale.
AvUWS: Can I look with you? Curious about Riverdale. I work at home. Can take a cab to get downtown for meetings and dinner, events. I"m getting into mid-middle age. I need some peace and quiet.
Julia, I live around the corner from the English Tudor buildings called Hudson View Gardens, linked by Columbia County already.
Just realize they are NOT in Riverdale! They are in upper Manhattan in the Hudson Heights neighborhood. It looks a lot like riverdale, but we have the A express train. Spuyten D. is lovely but its only transport is metro north...or a long walk to the local 1 train.
Hudson heights is amazing...I suggest you look up the nabe in a SE search. Or, check out the brokerage I used to find my place, simonesong.com
I see an express bus on 3rd Ave that goes to Riverdale.
Here are some examples of Hudson Heights listings. The nabe is mostly coops, but there are some with really low maintenance...

Truth - 2 express lines run through Riverdale (one East side and one Westside). Also there is the RailLink that connects most of Riverdale to the MetroNorth stations.
It is quiet but a bit out of the way. It is NOT a Brooklyn replacement but I think much prettier than any Queens alternative. Some parts have more shopping options than Spuyten Duyvil (I think it means Spite the Devil, not spin). It is, I believe, a name from the New Amsterdam days. Any place where two rivers meet can have very treacherous currents and I think the story was that to swim that section was to spite the devil.
Of course that part of the island in Dutch times was probably thought in proximity the way we think of Canada.
We have to kill this thread. I don't like too many learning of the Riverdale secret.
I'm used to the convenience of walking, buses, and especially cabs in Manhattan. I guess I'm going to have to stick to Manhattan. Living in a studio is horrible but location really does mean something.
ynotie29...is hudson hts. in manhattan, is it past inwood. I tried looking it up but it keeps looking like washington hts.
Hudson Heights is within Washington Heights. It is the area north of 181st, west of Broadway, and south of Fort Tryon Park. If you search Streeteasy, Hudson Heights is an option to narrow your search from the rest of Washington heights. The name was an invention of locals to 'separate' it from surrounding areas back in the 90's when WaHi was 'crack city'. It is still quite different, as it is the only nabe this far north that has sushi, cafes, wine bars, thai, etc.
It's a great little spot. Like riverdale, you get great river views, parks, and you feel like you are far away from the bustle of midtown(but the A gets you down there pretty quickly). Some joke and call the nabe 'upstate manhattan'. I love it here, just closed on a one bedroom condo last week.
AvUWS: It sounds nice. Will check Riverdale out.
