Deceptive Private Outdoor Space Listings

Since we are looking for a 2 BR with terrace & screen for that, we are constantly annoyed when listings come up with no private outdoor space, just a building garden or rooftop. That is NOT private outdoor space. And the culprit is always Corcoran. Shame on you Corcoran for this deceptive practice!
The problem with anything in the amenity category is that it's up to the listing broker to enter it accurately. If you search for a particular feature (like private outdoor space), then yes, you'll get many that don't have it, BUT you'll also miss out on listings that DO have it, but the correct checkbox wasn't ticked, so it doesn't come up in the results.
In one of the buildings I keep an eye on, most of the apartments have balconies, but the two brokers that have most of the listings never enter " private outdoor space" as a searchable feature. Your best bet is to study the area you're interested in, and target specific buildings. If you rely on brokers to enter information accurately you're shortchanging yourself. (and it's definitely not only Corcoran. They're just very big, and have a high percentage of idiots on staff.)
Will you take a 2nd floor setback terrace? Are you working with an agent?
I know of a 2BR unit with a 2nd floor terrace that's not on the market, but the owner could be persuaded -- needs some reno.

I hear TOP. Its very common. Often the listing broker does not tell his fellow brokers at the same firm, and you show up and they are all "oh, well our listing SAYS private terrace." Ditto for in-unit versus common W/D. I hate that even more.
