Nope. No shame at all! It's priced higher than similar-floor 1-bedrooms, not to mention being a snapshot of the housing bubble, considering that it closed for $218,223. In 2006. The ask is, what, nearly triple what they paid four short years ago? Seller ought to be ashamed too.

That 06 closing was from two owners to one, so I'm assuming it was a buyout and not an actual "sale".

Regardless, it's overpriced.

Even if that was a buy out price, that would mean the seller is asking for a 50% return in 4 years. Only Bernie Madoff can produce that type of reliable return.

Doesn't the broker work for the seller?
Personally, I think the price is nuts, and that place would never hit my SE search. But, the broker is just doing his/her job. The seller can list at whatver price they want, can't they? I mean, assuming this is a free market.

Yeah, you rarely find it in this price range because it's a WASTE of money and will never be recouped.

Is anyone else bothered when listings don't just sounds cheerleader-ish, but you feel like you're being shouted at when reading it? And all you can picture is a used car salesman?

Definitely. I think this listing is way more ridiculous. 1 bedroom, over $5,000,000.
