I am a native New Yorker, after living in downtown for a few years, when it was time to purchase an apartment there were a few priorities my partner and I had on our lists to make our future home ideal. Our priorities were as follows: 1. we wanted our-door space surrounded by trees which is very difficult to find in NYC, 2. we wanted space for our furniture and lots of closets for our clothes, 3. Safety was an important factor, 4. Ease of transportation and be 10 minutes to midtown, 5. Most important, we wanted a cleaner, greener and quite location, 6. We wanted a building that was fiscally responsible and not implement outrageous assessments on a regular basis, 7. We didn’t want to pay large HOA’s or property taxes. After reviewing our list, we thought we would never find a place in Manhattan let alone across from Central Park but we did! 392 Central Park West met all of our objectives: • It’s spacious, we renovated and have lots of closets and made this our home. • The building is ½ block for the police and fire department, • We have the A,C, B, 1, 2 , 3 lines within minutes or a quick transfer via the 96 street bus to the number 6 train. • Our apartment is great, I call it our tree house, it is surrounded by trees and very quite and we have a spacious balcony. • Our building has a large reserve and is run conservatively maintaining low HOAS and very low taxes. We thought we would never find myself north of 59th but this is the only building that was able to make our dream come true. [less]
So why are you trying to rent it?
Is that 10 minutes to downtown?
I meant 10 minutes to midtown
Hopstop.com indicates that it takes 8.5 minutes, to travel 2 express stops, traveling from the 96th St platform, and directly board a train with no waiting, till you step on the 42nd street platform. This post makes a solid case for livability / value of his home but the convenience of the commute to midtown is exaggerated.
You've made your case; it's a great living situation for you and your partner. Now why do we care???? Are you selling something here? Renting?
You forgot to mention....... Why don't you have full disclosure and tell everyone that you are a broker.......or maybe an exterminator.

As I understand, the bed bug issue was not a major problem at 392CPW and only affected <2% of the units. The building management took immediate action containing the issue and eradicating the problem.
in addition, 392CPW offer free extermination service every Wednesday for its owners.
I would suggest that all New York City residents take precautionary measures as the entire city has been suffering from a bed bug epidemic as recently evidenced by the Park Avenue apartment building that was completely evacuated including some retailers on 5th Avenue. Ladies gird your loins, I hear Vitoria Secrets & Abercrombie are have a buy 1 get 2 bed-bugs free sale going on..
