Discussion about
I'm wondering if many potential sellers are waiting until next spring to list their apartment for sale because you think you'll get a higher price. If you have recently listed your apartment for sale, do you anticipate possibly needing to hold your property until 2011 in order to get your price? Thanks in advance for all responses.
It depends on pricing and market. In the current NYC market realistically priced
real estate will sell.
In fact, after I started to write but before I finished writing the abave paragraph,
I got a call from a broker about one of my apartments.
Thanks for your help. If I ever meet you I'll rub your head for good luck.
rb345, happy to be someone's good luck charm.
Why do you feel that realistically priced apartments will sell in today's market - because of lack of good available apartments?
Not sure if I'm the type of seller (ie near term) that you are looking for, but IF Lehman hadn't happened and the market imploded, I'd probably be selling now. However, I'm in the fortunate position of being able to sublet, so that is what I will do when I move. Put another way, I will not put my apartment (prime hood, prime building) on the market until I can get what I paid or better. If that takes 10 years, so be it. But I realize my situation may not be "typical" in that I'm not a "have to sell" seller.
yes, technologic, your response is exactly what I expected to hear from potential sellers. My feeling is that the only people who are now putting their homes on the market are either 1) sellers who want to trade up to better apartments or 2) sellers who need to sell for reasons such as relocating or financial difficulties. Thanks for your honest response.
