Maybe they merged a couple of units together? But back then prices were a lot more reasonable and $764,000 back in 1995 was a lot of money for a condo. So maybe is right.

The 2002 sale was for $2,100,000, not $7,350,000.

The $7.35M was a misinterpretation of the taxes listed on the deed's endorsement page:

...$8400 (.04% of $2,100,000)
$21,000 (1% mansion tax)
-------
$29,400 (.04% of $7,350,000)

Somebody thought the $29,400 was .04% of the sale price.
