As a general principle, would you ever spend $1.375 million for a 4th floor walk-up in a townhouse? (let's say 1000 sq ft apt; small private roofdeck)

No. Maybe if it were at a significant discount to another 1,000 sq ft apartment in a full service building, but flats in townhouses have exaggerated square footage in the first place (counting the stairwell), and the ppsf is too high for a walk-up.
The price per square foot seems absurd for any building, walkup or not.
But I'd pay $1.375 million for, a 4th-floor walkup in the 1,500 - 2,000 square foot range if it were in a well-maintained, architectually interesting building.
You mean 127 W86th?
Look at pricing for the apts in 159 W74th. Better location, walkup, 3rd floor (one above parlor) and 4th closed for well over 1.5m a few years ago.
Also look at 14W87th.
20W71st - prime block 2.5 floors, last ask a touch under 3m, roofdeck.
Another comp - 50/52 W 70th.
Fourth floor walk ups - arggh. Had one for two years. Hated going and coming from the airport, and any sort o shopping. Hated it. Delivery people hated me.
same thing here jason, i'd never consider a 4th floor walkup. they will have to pay me (and well) for me to accept it.
agreed, won't do a 4th floor walkup no matter how nice
