Discussion about
I'm starting my apt search and would like to know what are some good/bad management companies and/or landlords in Manhattan?
Im good. I own a 3br/2ba UES condo and it is for rent. nyccondoforrent@gmail.com thanks
The big guns are Archstone, Rockrose, Related, Glenwood, and their ilk. Are you in the market for a 1-bedroom, 2-bedroom? Budget? Some of the non-luxury management companies are smaller and don't have websites.
Good for you for caring about the company who runs your building, as many renters overlook this important element of their future.
If I was renting, I would prefer a management company which also owns the building, as they have a vested interest and its one less potential person to go though/wait on/have them blame
I find that with the big companies, you are dealing with people taking orders from people taking orders. Also, the people who promise you things are always conveniently not there anymore when the issue arises again.
(Disclosure, I am a small Manhattan LL who manages my own buildings, and had a bad experience as a renter in a "Related" building)
I have found that in rental buildings, it is important to have a responsible building super who preferably lives on the premises. You are mainly dealing with the super and the handymen (if any). Management companies are good for large repairs/painting, but day-to-day it is the super with whom you deal.

We rented in an extremely well-run building managed by Brodsky
We are also in a Brodsky building, a high rise on west 60th, and I must say it is fantastically managed.
Perhaps others have had different issues, but with respect to management companies, the issues other than apartment repair that I have dealt with are:
1. noise complaints
2. repair of the entire building such as repointing
3. laundry rooms.
I have lived in mostly large rental buildings, but also two smaller buildings.
With respect to issue 2, it would be good to get advance notice. However, since these buildings want to continue signing leases, notice of things like repointing are usually given at the last moment.
With respect to issue 3, check out how new and how many machines are in the laundry room.
Issue 1 is the most difficult to assess. Barking dog complaints are usually dealt with quickly, but music and other types of noises not always handled well in most rental buildings.
