absolutely nothing, there has been no construction nor development since I moved to harlem in March 07

that's why i asked! i walk past it every day and it is just sitting there like an apartment ghost town.

I walked by recently (1/4/08) and it still looks semi-abandoned, except for construction work being done on 2nd floor. Broker (Corcoran) subsequently assured me by e-mail that people were moving in and invited me to an open house this weekend. Maybe the developer (RoseTree) has recovered from financial problems. Anybody know more?

don't do it. a mess. had to (I believe) offer recission on previously signed contracts. be careful. don't consider it until there is a C of O. By the way, a couple of months ago, they were offering closing cost concessions (no longer indicated on their website). The two bedroom w/study line has a good floorplan, but if you decide to go ahead, you should have room to negotiate. good luck.

I'd try 50 W. 127th street. But anyway, you don't need the C of O to buy and move-in.

I like 50 w. 127 also. But as to the c of o issue, check out the 25 murray/tribeca space threads, particularly on wirednewyork.com. You definitely DO need a c of o to move in.

I just bought a place and moved in with a Temp C of O, construction everywhere.....however, it is obviously better to have the C of O in place if at all possible.....timing is everything though.

Sorry. I meant temp c of o. A number of buildings have been having problems obtaining the temp. The team handling this building doesn't seem to be doing a very good job, and I've noticed similar problems with some of their other projects.

I purchased a condo in the Lenox Grand in May and I love it. The condos are large and well built - right next to the 2,3 and Fresh Direct delivers here. The building now has great financesand is now managed by a great company. At 1/2 the price of Chelsea - and 125th street now deregulated - its a good investment and a great place to live. Our building has a T C of O with an application for the 421-a. I believe the building is even now offering financing for interested buyers. I heard a rumor someone has a contract out on two of the penthouses. There is a showing on August 17th according to Corcorans web site. See ya then!
