harlem vs. LIC for 1br new development?

hi, i have recently discovered this site and amazed by how much information it has! i am looking to buy, really want new development, but my fiance and i can really only afford an "emerging" neighborhood, that is a tradeoff i can live with, but any thoughts of LIC vs harlem, those are the two we are debating, thank you! - alex
Central Harlem is wonderful. It's started to get a bit more pricey these last couple of months, but there's alot of development coming up so if you have some time you should be able to find a decent place for your money.
I've heard some good things about LIC, but I haven't been there personally. Central Harlem has great crime statistics and a real neighborhood feel.

A lot of big plans for Central Harlem: rezoning of 125th st to allow for higher density, 3 hotels within the next 1-3 years, Columbia campus expansion to include rebuilding the piers, new class A office space on 125th and Park ave (Harlem Park by Vornado), and additional retail such as Bed Bath and Beyond to be located on the lot at 125th and Lenox ave, etc. Central Harlem has good housing stock, transportation, restaurants, retail, etc.....and after all it is located in Manhattan. Can't say much of LIC since I've not been....Good Luck.
LIC is a great investment for a variety of reasons. One, it is close to Manhattan if you drive. Two, there are several train lines. Three, the Water Taxi can get you there in a real jam - like transit strike. Fourth, safety and security are really good. Finally, the area is growing. At current rates of 700 to 800 sq ft, the properties are at a premium, but if the area gains commercial office tenants, the price per sq ft may double in five years. What LIC is missing are office jobs and amenities like cafes and shops. Once these are in place, the area will have a new infusion of people.

We did it! We moved to Cenral Harlem and love it, its very friendly and so many new places opening constantly which is exciting to be a part of it all. It has a ways to go but we feel its all going up and will take off big time. We researced alot and spoke to people at newnewyorker dot com and they promised we would fall in love with it and we did. The prices are going higher but still a good deal and its so easy to get to so many places from here....
What Harlem is missing is brownfields and SuperFund sites.
