I can't imagine a less pleasant area to live in Manhattan than 39th st and 9th Ave . Cool bldg. Cool windows/view/dimensions. The kitchen/bathroom combo is very weird. Needs a good 300k to make it a really cool space that just happens to be in a shitty area. So after a really high end reno including 2 baths, a new kitchen, new windows, new floors and A LOT of work on the walls (stripping, spackling, new paint)1.195 wouldn't be unreasonable. But in it's current state ....it's about 300-350k overpriced.

Pretty funny to look at the listing history of this place. It has been listed as a 2600 sq ft 3 bedroom, a 2800 sq ft 2 bedroom, and now "over 2650" sq ft 2 bedroom. Despite its elastic dimensions, it has only one real bedroom, with its "on suite" bath. One might question why the 14x11 room looks so march larger than the 18x16 master. While the maintenance is not terrible, it has gone up $500 since mid 2009.

As an aside, some of the buildings in this area in the high 30's between 8th and 9th (I do not know if this includes this specific building) have financial problems which has caused them to be considered 'higher risk than normal' by lenders - and so it is extra hard to get approved for a mortgage of any kind, irregardless of one's personal financial situation.
