Need Architect, what should I expect to pay?

I am contemplating making an offer on a townhouse that was overbuilt by a development company that deviated from approved plans. I need advice from an architect to get a ball park figure on how much it will cost to resubmit or amend plans and remove the part of the house that is overbuilt. My concerns are what the architect will charge me since at this point I am not asking for full on drawings but want him to do his due dilegence in advising me regarding FAR; DOB requirements; look at approved plans etc. Any reccomendations for an architect who's done this would be appreciated.

I suggest David Ling www.davidlingarchitect.com

He's the one the Guggenheim Museum just decided to go with recently when they wanted to update their interior but still maintain their landmark status. He also does lots of NYC residential, and has worked on many townhouses before so he knows the drill inside and out.

I am not sure they do particularly what you need, however they do come it for a free estimate. tell him Lara Lapysh gave you the contact.

here is one more archivesid.com we recommended them for our friend and they were able to do a brakedown for design/appruval/construction costs for the townhouse before it was purchased

Dpends on the size, type, complexisty of the job. I think 8% of total construction cost is reasonable for residential renovation.

It also depends on what the architect does

Are they just going to give you drawings?
Are they designing?
Are they overseeing the construction?

You can find someone cheap with the drawings suitable just for filing but not for building out
Maybe around 5-10k should include expediting
If you need Architect who is going to put mind in you project with specks and details probably around 25-50k depends how complex you project is
If u want them to manage construction project + 10-20k
