As a seller, would you be willing to pay the fixed agency costs upfront to potentially save 50% to 75% of the sell-side costs? For example, if it were a 'fee-for-service' agency rather than a commission based agency?

Why sink your principal sell side transaction cost without knowing if you have a deal and at what price or time? That makes no sense.

A better question may be, why pay someone so much money when you can do it yourself?

MrSuttonPlace, I disagree wholehartedly. Your time is worth more than a broker's. For a flat $50 one-time "fee-for-service", you can have them do the whole thing, including cleaning your apartment before each showing.

Assuming an agent would show (and clean) the apartment for $50 per visit and time is not the issue, How much would it cost to sell yourself? Streeteasy Pro is $75 a month, $300 for the NYTIMES online, $300 for professional photos, a blogspot page is free... At what point (pct/$$) are the upfront and ongoing costs so high that a rational seller opts to enter into a commission based, hands-off, six-month agreement to sell?

at current sales prices and commission rates, spending my time on selling my apartment is worth it, to me. I can hire someone to clean it if I need to, thanks.

whobbs, your response to alanhart's $50 fee bate shows you already know the answer to your original question depending on the how much they want to charge for specific service(s).

Not per visit, whobbs ... a flat fee, and don't go whining to the client about your expenses. Not interested in your marketing expenses, be they staging, advertising, etc.

RE agents have nothing but time.
