30y jumbo rates - what do you all think?

Hello! I'm in need of a jumbo mortgage for ~$904k (purchase price $1.1m) condo downtown So far I got a decent 30y fixed at 5.25%, no origination fee, no points through Wells Fargo My credit is 807, 797, 790 anyone know of any better deals

I have a no closing cost loan (will pay masion tax, mortgage tax, ect..) at 3.50% This is an ARM that adjusts once every 5 years and the first adjustment can not go above 5.50% which is a blended rate of 4.5% for 10 years. Feel free to contact me -
