Appraiser Influence

Discussion about
Is it possible to influence an appraiser for the bank either up or down? For instance, by pointing out the issues (positives) with a property for downward (upward) pressure. Or by simply suggesting the price should be higher or lower? Many thanks.

Appraisers are deal guys. For the most part, at least from what I've experienced personally and heard anecdotally here in Manhattan, they will appraise a property at or around the price it's in contract for. Of course, this is barring any major problems (lack of a working kitchen, for example).
