I lived there during college. Overpriced and primarily NYU or Parsons students. A lot of turnover for that reason. Also, it's kind of a gross building. IMHO.

Ah. That explains the overpricing. It's one of those buildings that enjoys renting at overpriced levels, courtesy of Mom and Dad Middle America mortgaging their homes so that Junior can have his Big New York Adventure.

The building facade was recently renovated. Looks beautiful. Apartments are in basic rental conditions. Very convenient location.

I lived there for 2 years too. The only plus is its location. Everything else is average, or below average. Don't be fooled by the fact that it's a" no fee rental." The amount you'd normally pay to a broker has been added to the monthly rent. But you can probably negotiate down on the price. I did not know this when I first moved to New York. I just accepted the price blindly. also, the landlord will try to swindle you by saying, "All utilities are included--except for the air conditioning." Because of air conditioning, we'll add $90 to the monthly rent. Try to negotiate this down, or negotiate this away. $90 extra for AC is just wrong.

If it is a flat rate of $90 per month in the summer months, that would not be bad if A/C is used. Wasn't there a thread some time back about people who have a flat rate and never turn off the A/C in the summer even if they are out of town? I think that given the youunger crowd living there, the $90 is there to probably discourage them from putting in a unit in the first place.

Why would a landlord want to discourage a tenant from putting in his own A/C? Presumably the tenant would then be paying for its use through their own electric bill.
