CPW - Direct Park view premium?

any realtors, sideline research buyers know the answer??? cpw, direct full park view vs a west side view with UWS buildings view (still nice) and possibly slivers of the Hudson River in the background... mid floor (maybe 10th-20th floor range)... am interested on the premium tacked onto East facing 15CPW apts vs west facing, but of course that's just one building.. thnks
ps more interested in purchasing numbers, but curious to rental ratio as well as somewhat related

You can get a feel for this by checking sales (closed and currently on market( in various CPW buildings. San Remo, Beresford, etc where full on park views (above tree top) do seem to command a hefty premium over city views.
It's hard to compare in view-focused buildings, as the view apartments tend to be less desirable in ways other than the view itself. The architects finagle things to favor the view apartments, as they'll sell for more per construction dollar.
At 15CPW they tried to get as many floor-throughs as possible on the higher floors, to avoid having no-view apartments altogether.
On floors 23-25 of the tower, though, there're six apartments where two face directly west and the other three east, south and east, or north and east. Those floors are high enough to clear the lower House building to the east.
On floor 25, all six went to contract in the fall of 2005. The view apartments sold for about 33% more per ft² than the non-view.
At the Beresford, if there're enough sales, you can compare the A with the K and the B with the J, below about the 14th floor. A and B face south over the museum, while J and K face 82nd. Same layouts and sizes; A and K are seven rooms, and B and J are six. Condition might vary more than in a new condo, so you'd have to factor that in.
what would any of this tell you? in this strata, you're talking about a lot of money, very limited inventory and a case by case basis.
