Discussion about
Hello my family of 3 is looking for an apartment. We would use it mostly on the weekends. I have rented furnished 1 bedrooms a couple of times. We rented from November to April. And primarilly come on Friday after work and left Sunday evening. There are so many times we would like to go in during the summer also. That we have thought about a purchase. The range would be from $275k to $375k. The more work it needs the better. I like the one in this building http://streeteasy.com/nyc/sale/507855-coop-300-east-71st-street-lenox-hill-new-york Please tell me what you think and any info and suggestions you could give me.
IMHO the main problem with this apt. is that the alcove is too narrow for a bed (it's only 5' deep)
it doesn't even look like an alcove in the picures..you can find something better. Newport East has alcove studios..one just closed at $360k and their maintenance include utilities and basic cable.
Julia Newport East looks great except they don't except Pied a terre. Anything else you could reccomend?
360 east 72 has a straight studio that you can divide up..they're asking $390 but you could probably get it for $360k..it needs work. maintenance is very low and includes utilities..don't know about the pied a terre.
julia have you spoken with the listing broker or owners? if not how do you know what their bottom line price is?
jimhones10...the apartment is a mess and it's been on the market for a long time...you're right though i am assuming..and i could be wrong.
Know your interested in UES but if you want to consider west side look at the Lincoln Towers buildings. The studios are pretty big. There are 8 buildings. Look for one that doesnt include all utilities. You will be near Lincoln center and have all the outdoor space along the river to bike walk or whatever.
Lincoln Towers looks great. Wish it was on the UES anything else anyone can reccomend.
Why not try a streeteasy search noting the neighborhood and the specific price? On the UES, probably lots to choose from, but in all different buildings....
While I no longer have any Junior ones at that price point at 520 E72nd Street, there are 2 remaining units within your budget in the building. It is a wonderful building with an attentive staff (and no they didn't pay me to say that :-). If you want additional building information about the building's sublet policy, etc, you can contact me at affrench@triumphproperty.com.

Affrench:Im looking for a little more action and less quiet. I have done several searches. The insite that this site is able to offer is priceless. Here is one that also looks good to me http://streeteasy.com/nyc/sale/595826-coop-345-east-81st-street-yorkville-new-york What does everyone think?
well op you have finally done the smart thing and begun a dialogue with an agent, albeit one from triumph properties, but a start
You should decide whether a doorman is something worth paying for. There are a lot of good reasons why an absent owner would want that for convenience, safety, deliveries, etc., but it also may be a big expense you never use as a weekend visitor.
i looked at east 81st street but found it needed a lot of work and the maintenance was very high for a studio..most studios maintenance is between $500-$700. good luck
I really liked having a door man and feel its worth the additional money. Julia I don't mind the fact that an apartment needs a lot of work as long as the price reflects the work needed. Im a contractor so doing the work is okay for me. Regarding the maintenance I cant find any large studios with a doorman for under $700.00. Please feel free to show me the listings that reflect the low maintenance.
Could i find a better deal on the east side of midtown from the 40s to 60 streets?
