Is a broker legally obligated to volunteer the bedbug history of an apartment or building or do I have to ask?

I answered your original entry but it appears you missed it so here it is (with one addition):

It is now NYC law that every lease must have a bedbug history disclosure enclosed so before you waste your time submitting paperwork, by all means ask when you see an apartment you like. I suspect that soon landlords will be asking tenants to acknowledge if the place they are vacating or they themselves have any history of bedbugs, but we are not there yet. Of course, brand new construction would minimize that risk. Good luck with your search.

i think every incoming tenant should have to certify that they are bedbug free

You are correct gcondo, only leases with new tenants. Still not sure if mandatory for co-op and condo sublets unless the prospective tenant requests it.
