The condo i had in mind to buy went in contract two months ago. I'm heartbroken. Is now an appropriate for me to contact the broker with a back up offer?

Why didn't you put an offer on it 2 months ago?

If it went into contract two months ago it is highly unlikely the deal will fall through at this point barring some major problem. It cannot hurt, though, to contact the broker in case he or she can direct you to other similar units.

Don't be heartbroken. Something better always comes along :-)

A deal is never done until it's done, no matter how long it has been. But the odds are that you will look back a year or two from now and be happy it fell through because you found something better/cheaper that makes you at least equally happy.

Condos are like girlfriends and buses: If you miss one, another one will come along in ten minutes...

So should wait until the 3 months mark? It was not the unit that was so special- It was the way it was renovated- To fit my live- work criteria- REALLY hard to find

"By the time i had a commitment it was too late"

I dont understand? You get a loan committment AFTER you sign a contract. A bank will only go so far with an application and you need that executed contract to get into underwriting stage of the commitment process? Was there another reason why u didnt submit an offer?

Also, in general it takes 2-3 months to close a condo deal, could be earlier but this is about normal. Then it takes 2-4 weeks minimum for city records to get the file so we can see the price it sold for
