Pre-Purchase Architect / GC Consult?

Discussion about
If I want to do a large rennovation job, how would I arrange a GC or architect to see the property with me before I submit an offer to help figure out what is possible / scope out costs? Is this customary to do? Is this a service billed hourly? Anybody have good recommendations?

Freebird - I dont see why the broker wouldnt let you come back with your architect, GC or designer and walk thru the place with them and talk about what you want to do and have them give you an estimate. Based on my experience I dont know anyone that would charge for an estimate....

I'm a potential buyer doing that right now, though I've had better luck finding good trade electric/plumbing quotes than GC's. I'm in Sunset Park so maybe its a different market. If you have luck with someone love to know. Everything I'm looking at is estate condition, don't know how you bid with out knowing the what the bill might look like.

Kurt,

If you are looking at is in estate condition you can use this as a point of reference

Low end: $100 sq ft
Med: $200.00 sq ft
High: 300 plus

That's a starting point. Those prices could be higher or lower depending on what you like and the purpose of this investment.

If you found something you really were interested in buying I would be happy to look at it for you.

My broker actually arranged for an architect that she knew to visit a gut renovation property with us before we made a sealed bid. He was very honest about what it might cost to being the property to market value, we bid accordingly and didn't win the bid. So keep that in mind when you make the bid. The owner may have discounted the property somewhat knowing it is a mess, but not as much as it may really cost.
