Bathroom and other upgrades/renovations

Hi, I have two bathrooms that need upgrading. 1) Regular bathroom with a formica counter and two sinks, toilet and a bathtub. Needs: new counter, sinks, toilet, showerhead and faucets. No need to replace bathtub and brown marble tiles. 2) Bathroom with only a shower, washbasin and toilet. Needs: new showerhead, toilet and faucets. No need to replace brown marble tiles. What is the approximate cost of labor and materials? Also, should I get a few hours of time from a designer in addition to hiring a GC? And would the designer or GC be able to secure trade discounts for the new items? Thanks.

I have a similar need to your 2) above.

My designer is offering services on an hourly rate to help plan the renovation and pick materials/fixtures. She estimate ~$20,000.

Hello Cloverleaf,

Regular bathroom: $2,300.00. Most of which is for the countertop

2nd Bathroom: $1,500.00

Designer: $150-$200 hr about $600.00

SV, if your need is similar to clover, I would be happy to do yours for 15k. How is yours 20K if its similar

Agree, as usual, with Primer. @sv96: $20K?! For what? For that price I'd expect new Robern medicine chests, new lighting, tempered glass shower wall, nickel shelves/baskets/accessories, and even then I don't think you come to $20K. Changing faucets a toilet and a vanity is not a big deal. And I say this as someone who usually tells people that everything is a big deal when it comes to renovations.

If you must hire the designer to help and check first that he / she has trade discounts if you prefer. The GC's i've dealt with DID NOT have trade discounts. The only GC's that I interviewed for several jobs who had trade discounts were the ones with a showroom. Call Julio Bonete of Bonete Renovation if you need a GC on a tight budget. He's excellent and works within your budget but will NOT have trade discounts. You can reach him at 718-781-9904, tell him I sent you his way.

The trade discounts aren't going to amount to a heck of a lot for a sink, a couple of toilets and some tiles. Come on.

Of course we get trade discounts. Not only do we get trade discounts, I for one pass along those discounts to my clients with zero markup.

Restoration Hardware: 20%
Simons Hardware: 20-30%
Gracious Home: 30%
Nemo Tile: at least 20% off
ETC

Perhaps the contractors you have hired told you otherwise

Just curious, Primer05, do the big-box stores and online places like efaucets.com give trade discounts to GCs?

Do you know what the Lowe's and Home Depot %ages are, and what kinds of purchases they do or don't discount? Appliances, fixtures, finish materials, unglamorous raw things like lumber?

Hi,

I am looking to get an idea for renovation costs to a unit that I am considering to purchase.

I need to redo the following and would appreciate advice on what I should anticipate:

KITCHEN- take walls down, basically redo most of it (possibly keep some of the appliances and potentially cabinet doors)but need to add island, knock down wall including a closet to open up kitchen to living room. Also would need new back splash and floor tiles. Nothing that needs to be top of the line, but durable and clean lines.Some updates have been made but likely, I'd need to replace it most of it. (9 by 6 or so in size)

BATHROOM- add a new small bath (stand up shower) to where the WIC (7*5 dimension) is in bedroom- may need to add a closet as well.

Also, I'd need to push out CLOSETS and build more sliding closet to room in place of the walk in.

Need to refinish/stain floors and would like to upgrade the stair case. about 450 SF of floor space

Popcorn ceiling- how much would this cost to remove-? is it better to put sheath over it?

If budget permits, I may redo a full bath with tub- may need to redo all of it- possibly keep tub.

Any idea what this would cost me? Am I looking above 50K?

Alan,

I do not think the online stores give a trade discount but I am really not sure. Home depot does not give a trade discount to anyone for anything.

Home depots prices are generally good. The plumbing fixtures I get are priced the same as HD but I get better service.
