Hi, I am under contract to purchase a 1BR apartment on Bleecker Street. The job would involve removing two semi-structural walls and installing a steel beam for support, designing/installing new kitchen, designing/installing new bathroom, constructing a wall to create a bedroom, constructing a closet in the bedroom, deconstructing a non-structural wall in the kitchen area to create an island, all electrical work, and new flooring. My budget is a very firm $40,000 including all costs (e.g. permits, appliances, etc...). I am not looking for top-of-the-line appliances or anything, just a very nice looking product. I recommend you either at least quadruple your budget or find a way to get out of the contract.
There is no way you can do all that for 40k...the kitchen alone would cost that much (and that is without top of the line appliances). Didn't you research the cost of renovations before you decided to bid on the apartment? You should figure out if you can live with your purchase without all the renovations.
Are you the same Adam Siper that was with Rohit Anand at the Museum of Natural History Gala?
Sounds as if it'll be quite the job. To recoup some of the cost, you could sell tickets when the crane swings that steel beam up and through your window. (Assuming that the co-op's engineer approves your removing load-bearing walls.)

A very nice looking product cost a very nice piece of change. It sounds like 100k, not 40K.
I agree with flarf, if thats the amount of work you want to enjoy your home then you should not buy it.
You probably should have asked this question before entering contract...
This sounds more like $150-200k if it actually passes the board/city.
