I was looking at a 2-bedroom place on West 106 and saw that that area appreciated more than 300% since last year. I'm told here's the coming expansion of Jewish Home and Hospital with like 25 floors condo tower, everything around is landmarked, west 110th- new construction almost done, Columbus between 100th and 96th - all new condo towers with Whole Foods moving in. etc. The W 106 closer to the Central Park looks really leafy and european. I'm thinking of buying a co-op for 3-5 years. Any thoughts?

300% in one year simply cannot be right. We live in this the neighborhood and love it for what it is worth. Still some value to be had up here, but it is not a secret to anyone.

A friend od ours bought a 2-br. on w 106 and Manhattan ave three years ago, just sold for 2705 profit. The block is landmarked and very pretty.

The 300% is due almost entirely to the mega-pricey apartments in the former New York Cancer Hospital on CPW between 105th & 106th.

alanhart - no, he bought a co-op there. Former cancer hospiatl is condo. He bought something with income restrictions up to $200000 then and now the limit is $550000. Some limit! I'm thinkink about a coop on w 106 and Manhattan ave, south-wesr corner.

I do not know that building. Not sure you can take one sale of an income restricted property and then apply the increase in price to the whole area though. There is a lot of new construction in the area that should add to the appreciation of apartments in general (I hope), but I would not buy there on the assumption you'll make a killing int he next few years. Our place has maybe gone up 10% in the last 1.5 years (based on recent sales in our building of the same flooplan). Good luck.

111 cpn has definitely attempted to add to the price per square foot of the area. A couple of years ago relatively modest (large sf, still your oak cabinets and standard white baths) were going for a song in Central Harlem. I don't know the exact numbers, but my guess is around $400 per sf for 116th and Fifth avenue. Now, many properties in the Central Harlem area are trying for roughly $900 per sf (and higher). I don't know if they're getting it.

aboutready, you're right, but the area under discussion is Manhattan Valley, which is part of the Upper West Side, not Harlem.

Oh, my mistake (although wouldn't 125 and 111 cpn sort of be included in that neighborhood as fringe?). That area has it's own plusses and minuses(most notably some transportation needs as a down, and MUCH better restaurants as an up), but it seems to me the long term on the far west is assured due to the CU expansion higher up. If something scuttles that, which I can't now see, then things might change.

aboutready - what are you talking about? Transportation needs? B, C, D, A, 1, 2, 3 trains for 7 blocks . Are you familiar with Upper West Side at all? You seem to confuse a lot of neighborhoods. Do you live in Manhattan?

Actually, yes, I do and I have for about twenty years, mostly on since the mid 80s. My first apartment was at 82nd and CPW. I, unfortunately have needs on the the Upper East Side and the East 57th Street corridor. I am willing to walk miles, but the family as a collective unit doesn't have the time. Actually, the 116th and 125th cross town bus lines that go down (I believe Lexingon) would be our best bet, but my daugther goes to school way east. I said "some" transportation needs.. My daughter's best friend lives near St. John the Divine, so actually, we spend a fair amount of time there.

Why do people on this board need to be so confrontational?
