If you modify your loan- Fanniemae/Freddiemac will not allow you to refinance a loan backed by them. There are 2 banks I know of that will allow a modified loan to be refinanced. Its great for people who need it but very very bad for those who really dont. It will make a refinance in the future VERY difficult.
