building at 225 East 36th Street

I am seriously considering buying a unit in this building. I would appreciate if anyone can share any pro and cons information regarding this building. The building seems very great, but I am wondering why so many unit are up for sale?

The location of that building is pretty bad - gets all the tunnel traffic. Not pretty

Is the tunnel traffic an issue on the higher floors?

The problem with the tunnel traffic isn't just about the noise and the air quality, sirvogey, so being on higher floors won't matter. That area gets REALLY congested between 8 am and 10 am and then between 4 pm and 7 pm, with aggressive drivers with no regard for human lives. Also, there is a HUGE mixed-income complex between 1st and 2nd Aves down the street, so that might also be a consideration.

That area and that particular complex remind me a lot of Queens. It feels somewhat residential, but not in a good way like in the Village or UES...

Still, I think the prices are generally pretty reasonable there and, if you don't mind the area and the cookie-cutter layouts with low ceilings, then it might be a viable option. After all, it is still Manhattan!

Having lived in this area around high traffic if your high enough and have good windows it should be quiet enough.
But, if your the type that likes an open window most of the time forget it. Aside from the noise you won't believe how much soot will find it's way into your apt.

Decent area but too far east. Venture west of 3rd, which applies to most of Manhattan, and neighborhood vastly improves. Otherwise, uber convenient.

Also, I believe there is a small parking lot adjacent to bldg (on corner of 2nd). If building goes up there, your view is probably gone. You definitely need to check it out in person. Also, take a walk down 2nd towards 34th. I live in midtown (UN area) which I love for convenience - totally different feel than block bldg located on.

Thank you all for sharing information and opinions.

I have been to several of the units (both low and high floors) during the open houses sessions, the traffic noise seems not to be a major issue (I was there on Sunday, when the traffic is relatively low. So it may be a different story on week days, when the traffic is high.) The other thing I liked about the building was the relatively spacious space of the units (some studios upto 550 ft2). I think some of the points that were pointed out in the eariler discussion are important points to consider, but overall the building seems ok to me.

Any information or opinion on the board/management of the building?

Hi All, I am a current owner for 9 years, south facing apartment, high floor, front of the building, view is incredible.

I would like to address some of your concerns since I live here.

The building is wonderful. The super and management go above and beyond the call of duty. We have a current shareholder who volunteers her time to create and maintain the beautiful garden in the front of the building. As far as the traffic surrounding the building its hairy 2 days a week. I work during the day and gone when the traffic occurs. If this is a concern for you, come by and judge for yourself. When I leave in the morning and come home at night its peace and quiet. The weekends are a delight with my windows open and the cool breeze coming in. I don't have soot in my apartment. In addition, if you are concerned about soot, living in Manhattan is out as well as outside dining all over the city. If you have a question about the building, best to ask the people that live here. Try catching someone outside the building. Everyone is friendly. In addition, there are a total of 285 apartments in the building. Currently only 20 are for sale. To me that's pretty good considering that's only 7% of the building. The Crescent is a great building. Even down to the garage down stairs with its overly reasonable rates in the entire area. The maintenance is equivalent to any building in the city. It is managed accordingly by keeping a healthy reserve fund so the banks see that it is a co-op in good condition. This will assist you when you are trying to sell your apartment. I hope this helps.

I've lived in this building as well and there are no problems with tunnel noise. People are used to the wait everyday and there's no honking allowed on that street (signs posted with fines). The building faces southeast which gets tons of sunlight, more so than any other building especially for apartments facing the front. The rooftop view is ridiculous, probably one of the best in NY. As for the number of open sales, an investment firm which owns several sponsored apartments in this building decided to cash out after several years. As the sponsored apartments change hands to actual owners, the value will go up since individual owners will not sell at significant discount. Also, not to mention that once the 2nd Avenue subway station is completed on 34th and 2nd, the subway will be 2 blocks away! This is a great time to invest in this building.
