Discussion about
Does anyone have experience with Design Build Firms for large gut renovations? What do you view as the positives and negatives of using them? Is the convenience worth it? Does anyone have specific experience with The Renovated Home?

I rather design and built separate.
Try to get their rough budget for design and built separate before make deal.

design and build is BAD. Huge conflict of interest - they design stuff that is expensive to build and jack you on the cost of builing it. if you have a designer / arch, then you design what you need, then have a contractor bid it out. DO NOT GO THIS ROUTE.

Bobnovack,

It is like anything else, some great firms, some ok firms and some bad firms. I think as long as you hire the right people, weather it be design build or an architect and separate contractor you should be happy. The tricky part is finding the good ones,

I think you are doing yourself a disservice by not allowing the flexibility to obtain competitive bids on a project. Unless you know the company personally, I would be wary of signing a contract having anything to do with construction before the design is fully complete. The most valuable piece of budgeting and building a job correctly is a well detailed drawing set. Something that should be completed before any construction contracts take place.

Thanks for your feedback. Fully agree that regardless of who does the work, a complete and fully detailes set of plans are necessary.

I recently toured a marvelous brownstone gut renovation project with a penthouse addition in Manhattan - the team in charge was All Renovation Construction (www.allrenovationllc.com). They eventually did my project - great team. They mostly work on large, high-end renovations in Manhattan and Brooklyn. Best of luck!
