Cost to move a wall

Curious about a ballpark estimate to get rid of some closets and move a wall. The layout is second bedroom next to living room - would be cutting the bedroom in half and opening up the interior side to the living room to use as a dining room. Would want to replace the moldings to make it match, etc. Probably would also have to run some wiring so that the new dining area has an outlet.

Keep in mind you will probably have some wood floor repair as well.

Do you have a floor plan?

I'm gonna hazard and actual guess, although a broad one: $5K-$10K. The job involves demo, patching hardwood floors and finish to match, patching walls and ceiling, electrical work including outlets and possible overhead lights, moldings, possibly new door hardware/door/doorway casing, painting. Very likely your building will require review of the proposal since moving walls and changing layout is involved--thus an alteration fee an possible fee for review by building engineer.

what about a DOB filing to change of floorplan??? that would add $10K and 3 months for a 3 day job.

I'm not sure what you mean by $10K for a DOB permit. We did gut reno and eliminated a closet and repositioned a bedroom door and moved things a bit to create a walk in closet in bedroom. We also moved closets in entry. Filings included $6000 for an expeditor and whatever was issued by the city.

Certainly, if filings are required, then yes, typically you hire an expeditor. But it is feasible to avoid this fee and do it oneself if you can take the time off from work, have infinite patience, and have someone to walk you through the process.

Why would a DOB filing be necessary? I did a similar rennovation at my place (removed a closet). I didn't need DOB filing, just building approval.

Officially you do need a dob permit when you remove/build a wall. Uptowngal your building was taking the risk for you, not every building is willing to do that. Agree with kylwest, 10K is kind of high based on your description. 3 months also doesn't make sense to me. Last time I filed for an interior renovation, it took less than me 3 weeks and it's landmark. Ebabrah, the question is after you cut the bedroom in half, does it still meet the minimum required dimension for a bedroom? (yes there is a minimum size requirement for bedroom by NYC building code)

@ Uptowngal: Removing the closet isn't the same as moving a wall. Once you remove a wall or do any sort of demolition you need to have an asbestos inspection and the related permits from the DOB. Based on how the original poster described the job I still think 10k is a bit high, and the three month number isn't likely at all -- most alt-2 applications that are self-certified by an architect or PE can begin work the same day.
