Hi everyone. Does anyone know what are the average renovation costs for either a UWS or West Village townhouse? I've heard everything from $300-$400 sq ft., $400-$500 per sq.ft., and $600-$700 per sq.ft. I plan on customizing either home to fit my taste, which is very modern, including home automation features. One of the townhouses will need to be converted into a single family home, while the other will not. I also plan on putting elevators in each. Any info is greatly appreciated
It would be between $400 - $600 per square foot, depending of size and additional scope of work. More details are needed to give you a more accurate estimate. We are in final stage of a gut renovation ( plus penthouse addition) on 47th St. (west side). I'm available to walk you through that project and talk more at your convenience.

If it's purely interior, I think $300-400 sq ft can get you a very nice renovation...but it really depends on who you get to build it. Items such as an elevator, major structural work and/or exterior work will bring that number up. Contact me if you would like to speak about your project further. My office has some great relationships with some up and coming builders who do great work at lower costs. We just finished a really nice, very modern apartment gut renovation on the UWS.

The numbers you are hearing makes sense but it really depends on so many factors. Home automation alone could be 6 figures. I think a good starting point is $450 sq ft
Depend with finishes but I agree with Primer $450 is a good start.

What does "gutting" and "renovating" mean to you?
Are you ripping out everything, including joists & subfloor? Leaving the facade. Instead of ballparking as a per square foot cost, which can vary so much - ask yourself the following questions:
1) What are you leaving in place? Is this a "leave the bones intact" reno? As in replace plumbing & mechanicals & electricals but leaving the plaster walls & ceilings intact?
2) Are you building any extensions? Are you adding a plumbing stack or keeping the stack all in one place? Ditto mechanicals.
3) Gutting down to walls? Conditions of joists & subfloors & floors?
4) Woodwork detail restoration?
5) # of kitchens & baths? Is this super-high-end (100k kitchen)? Waterworks/Ann Sacks-level baths?
6) Facade restoration and repointing?
5) Landscaping?
6) Landmarked district?
7) Are you prepared to sub-contract out some jobs yourself? How hands-on will you be? What is your tolerance for error?
